Applicant: Brazos School for Inquiry and Creativity
MINIMUM REQUIREMENTS
1) Detailed explanation of proposed use including hours of operation, anticipated traffic,
number of employees, number of students, children, ages of children, etc., as
applicable.
Proposed Use
The proposed use of this facility is for a K-12 school of approximately 100 students.
Ages of students in the school will range from 6 years for the youngest and 18 years for
the oldest.
Hours of Operation
The hours of operation will be similar to a typical public school. The regular school
day will be from 8:30 in the morning to 3:30 in the afternoon. The hours of 7:30 to 8:30
in the morning, and from 3:30 to 8 p.m. in the evenings will be used for meetings
between teachers and parents and administrators, for one-on-one tutoring of students, and
for extracurricular activities such as play rehearsals.
Number of Emnlovees
The school will have approximately 12-16 employees. These employees will
consist of 4 full-time teachers, 6-8 graduate student apprentice teachers and
undergraduate interns, 2 university faculty, and 1 part-time security staff member and I
part-time nurse.
Anticioated Traffic
As with other schools, traffic flows will be highest at 8:30 in the morning when
parents drop their children off at school and at 3:30 in the afternoon when they pick them
up. Occasionally, there will be dramatic performances, awards, graduation and other
ceremonies where traffic will be higher than normal.
Sign
There will be no free-standing signs inside our outside the Mall associated with
this school. The School's name will be displayed in large letters on the window at the
entrance of the space. There will be a small (approximately 24" x 24") sign affixed to the
outside of the rear door of the space.

1. Describe the existing traffic patterns and its impact on the streets.
Post Oak Mall is a well-traveled and accessible commercial center for Bryan-College
Station. Consequently, the impact of the traffic associated with this school will be
minimal.
2. Discuss potential parking needs and whether overflow parking will be located on
surrounding streets.
The parking needs of the school will be amply accommodated by existing parking
spaces.
3. Approximate the distance to the nearest restaurant, nightclub, and commercial retail
areas.
The nearest restaurant is a distance equal to one block away. There are no nightclub
within several blocks of Post Oak Mall. Space 2002 is located next to Sears and near
other retail outlets in the Mall.
