Please review the following parking layout for All Pets Medical
Center. Our client is considering a 55' -0" throat depth over a 46' -0"
(allowed per variance.) It is my understanding that she will not be
required to widen the existing drive apron from 36' -0" to 40' -0" if she
decides to use a 55' -0" throat depth. Also, by using the 55'4" throat
depth, we will not have to amend Texaco's approved site plan.
Therefore, we will not have to seek thier approval. Please give me a
call to confirm or discuss the above mention points.

I talked with Jon Mies regarding the drawing submitted by Steve Hansen On the drawing that Steve
submitted on July 19,1999 he showed the location of the existing fire hydrant It is located 260' to the east
of the most eastern property comer. This location will not provide adequate fire coverage for the building
therefore they will have to install the fire hydrant shown on their original plans as "proposed fire hydrant as
per approved TEXACO plans ". I have relayed this information to Steve Hansen and told him that if there
are not already approved plans for that fire hydrant he will need to submit some for review. Steve asked for
the ability to continue construction and bring combustibles onsite while he is working on the hydrant. I
told him that I could not make that decision and referred him to Jon I cautioned him that Jon may not even
have the authority to make that decision as the ordinance may require it to be decided by a board or
committee.

business. As we have discussed previously, mulch is not an acceptable ground
cover. You will need to seed or sod this mulched area as soon as possible. We will
be looking at this two weeks from this date. If we cannot see that you have taken the
appropriate steps to rectify this, you will be receiving an enforcement letter. Please

We are planning to plant the plants once the weeds are under control in the
mulched areas. We have a full landscape plan and are taking bids on the
plants. None of the mulched areas are planned to be left plain except those
areas under post oak trees.

Dear Dr. Agnes Rupley:
This letter is to inform you that All Pets Medical Center is not in compliance with the
Site and Landscaping plan that was approved June 18, 1999. Along with this
approved landscaping plan, you were required to install an irrigation system. (Please
submit an irrigation plan for staff review prior to irrigation installation). Upon
inspection of your property, we noticed that you had mulch in all of your proposed
landscaped areas, which is not acceptable ground cover per the City of College
Station Landscape Ordinance. According to our Ordinance, acceptable ground cover
includes a spreading plant including sods and grasses less than 18" in height.
Please install your landscaping per your approved plans. Upon receipt of this letter,
you have 30 days to comply. Failure to comply will result in a $2000 per day fine per
the City of College Station Zoning Ordinance. If you have any questions, please feel

Accompanying this letter is a Partial Site and Grading Plan showing revisions to the All Pets
Medical Center parking lot. The proposed improvements include the addition of six (6) parking
spaces and the associated curb and gutter improvements.
The proposed parking spaces are located in a detention pond built with the original
development of this lot. Grades for the additional parking are set to match the existing grading of
the detention pond where possible. The new grading will result in a small increase in the amount of
storage volume in the pond. This increase offsets the addition of impervious area such that the
drainage of the site is still in compliance with the original drainage report dated May, 1999.
Please review the attached sheet and let us know of an questions you have.

Re: Conditional Use Permit
Dear Development Services,
Thank you for your consideration of a Conditional Use Permit allowing boarding of
animals within All Pets Medical Center. Please consider that anticipated complications
with the residents adjacent to the property have been addressed. The following details
the actions taken to prevent inconvenience to the surrounding neighborhood.
The north side of the property is next to land zoned for residential housing. This border
will be fenced with a privacy fence of at least 6 feet in height Along the fence, a
perimeter planting of Phytonia (red tips) is planned to further decrease visual and
auditory disturbances to the residents located behind the facility. All kenneling is
indoors, therefore noise and odor will not be a problem. Animals will be exercised in the
yard singly, and no cages will be placed outdoors.
Also, please be aware that I am interested in preventing negative reactions of neighbors.
I am a member of the Edelweiss Home Owners Association and expect many of my
neighbors to also be clients. It is in my best interest to present All Pets Medical Center
in only the best light.
