PLANNING
1. The addresses that you show for the condominiums are not the approved
addresses that were assigned by Melissa Rodgers in the Building Department.
2. Developer needs to show proper street name for Welsh Avenue.
3. Developer needs to show placement of, Dwarf Yaupon Nandina /juniper.

ENGINEERING
1. Please show existing tie -in manhole on site plan.
2. In response to water meter size; water meters are sized according to the
engineer's water demand estimates. The estimates shown on the plans call for
a 3/4" irrigation meter. Each unit will be separately metered for domestic water.
Each individual unit should not need anything more than a 3/4" meter. If you feel
otherwise, please submit calculations substantiating that a change is necessary.

THIS SUBMITTAL SHOWS 3 STORY BUILDINGS THAT ARE GOING TO BE
LOCATED VERY CLOSE TO THE ROADWAY. WHILE THE ZONING
ORDINANCE GIVES STAFF THE DISCRETION TO DETERMINE SETBACKS
AND HEIGHT RESTRICTIONS THROUGH SITE PLAN REVIEW, WE ARE NOT
COMFORTABLE APPROVING BUILDINGS OF THIS MAGINTUDE THIS
CLOSE TO THE ROADS. WE RECALL DISCUSSIONS RELATED TO 2
STORY BUILDINGS, NOT 3 STORIES. DUE TO CONCERNS THAT THE
SCALE OF THE INTENDED BUILDINGS SEEM TO BE OUT OF CHARACTER
WITH THE AREA, STAFF IS DENYING THE SITE PLAN.
AT THIS TIME, YOU HAVE THE OPTION TO APPEAL THE DECISION TO THE
PROJECT REVIEW COMMITTEE OR TO REDRAW THE SITE PLAN TO
SCALE DOWN THE HEIGHT OF THE BUILDING AND INCREASE THE FRONT
SETBACK. IF YOU CHOOSE TO APPEAL TO THE PRC, PROVIDE
ADDITIONAL INFORMATION (SKETCHES, ETC) THAT WILL BETTER
DEMONSTRATE THE RELATIONSHIP OF THE PROPOSED BUILDINGS TO
THE STREET AND SURROUNDING AREA.
THE FOLLOWING ITEMS WERE FOUND THAT WILL NEED TO BE REVISED
ON A SITE PLAN FOR THE PRC OR THESE ITEMS NEED TO BE
CONSIDERED WITH ANY REDESIGN.
1. Provide a floodplain note if there is none on the property.
2. Make sure these areas (marked on the plan with a red #2) have a 13.5' total
clearance from the ground to the second floor for trash trucks to enter the
site.
3. Provide screening in this area (marked on the plan with a red #3).
4. What will the utility connections to the buildings look like? They may need to
be screened.
5. How are you extending electrical to the buildings? Where will the meters be?
They will need to be screened from the rights -of -way.
6. Provide a total of 470 square feet of interior island somewhere in these
parking rows (marked with red #6). The island may be one continuous one or
several smaller ones.
7. Place end islands around the dumpster sites.

move the trees back 30' or select a different canopy tree species.

15. Calculate the required parking as 3 spaces required per unit for the 3-
bedoom units plus 1.25 spaces per bedroom for the 2- bedroom units.

FREDEVELOFMENT MEETING
The purpose of a predevelopment meeting io to meet the City Staff that will be involved
with your development and identify general issues that need further analysis. Along with
the discussion of these major issues, Staff will talk about the development process,
distribute necessary information and discuss what permits will be required for your
particular development. This meeting is in no way a complete review of your project.
Staff will perform a formal thorough review once the minimum requirements are
submitted for your particular development.
