Subject: Campus -Park Meeting Notes
The following topics were discussed Thursday, November 11, 1999 with 5 U 5
action items as noted: -
(1) PHASE 1A FAST -TRACK SCHEDULE: B. Cathey mentioned that it is
extremely critical to complete a "model home" (Phase IA) on or before
April 15th in time for Parents Weekend. This would mean that the
foundaton /slab would need to be started no later than Jan 1, 2000.
(2) DRAWING REVISIONS: D. Keating will revise and resubmit the
construction dwgs, final -plat, and Phase IA site plan on Monday, Nov
15th to be be compatible with the preliminary-plat Phase 1 -3 concept.

(3) CITY REVIEW /APPROVAL SCHEDULE: N. Ruiz will discuss and advise the
review /approval schedule for project phasing with other staff members
relative to Dec 2, 1999.
(4) ONE -STEP SITE PLAN REVIEW /APPROVAL: N. Ruiz will consider the
possibility of a one -step review /approval concept for the Phase IA site
plan on or before December 2, 1999. If this is possible, D. Keating
will need additional time to prepare the phase IA site plan.
(5) CONCURRENT CONSTRUCTION: A'slab -only building permit' was
discussed relative to Phase IA concurrent civil infrastructure
construction. This would allow initial bldg construction to begin while
the required Phase IA civil construction was in progress.
(6) BLDG PLAN REVIEW: N. Ruiz mentioned that a preliminary review of
the Phase IA bldg plans may be possible and that this may shorten the
building permit review cycle.
(7) PHASE IB and II APPROVAL SCHEDULE: Construction dwgs, final plat,
and site plans for Phase 1 B and II will be submitted for approval
immediately following the Phase 1A submittal. D. Keating to advise
completion date.

Project: Site Plan Campus Park Phase 1A
1. Change the note under "required" parking to match what was approved with
the PDD for this phase.
2. The "proposed cross access parking & public utility easement" should not
read "proposed" because the site plan approval will not be final until the final
plat is filed. Reword the easement to clarify that the cross access and
parking easement is private and is at least 24'.
3. The private access easement needs to meet alley standards, which requires
6" instead of 5" of concrete. The parking spaces may continue to show 5" of

/4. Clarify the 10' easement behind Lots 10 -12 is a private drainage and a public
utility easement.
t/ 5. Clarify the boundaries of the 5' utility easement near the water meters. This
easement also needs to connect to another easement or right -of -way.

1. Private access easements are required to meet alley standards, which do not
allow for asphalt paving. The drive areas must be concrete (6- inch). Only
the parking spaces may be asphalt. See note #3 of first round staff review
comments.
