Szabuniewicz, 4 Horizon Homes CHERRY STREET TOWNHOMES COLLEGE STATION, TX DRAINAGE REPORT 1. TRACT DESCRIPTION 9 -99 The Cherry Street Townhomes are to be on the southeast side of Cherry Street, just west of College Main. The project covers a 0.102 -acre tract formed by Lot 2, Block 21, W.C. Boyett Estate Partition. Currently the project area is vacant and is being used as an overflow parking area for residents of the neighborhood. Part of the property is covered with gravel. At this location Cherry street has an asphalt width of 18', with a tilted cross - section from west to east and with no curb /gutter. A 24' x 36' drawing, Site Plan, submitted separately, depicts the project, its location, the existing contour Ones and the proposed grading. The adopted Flood Insurance Study does not identify the existence of a 100 -flood plain affecting this tract (Map # 48041 C 0143 C, July 2, 1992). 2. STORMWATER RUNOFF At present the tract drains towards the northwest, as sheet flow, onto Cherry Street. Exhibit 1 shows the runoff calculations for 5, 10, 25, 50 and 100 -year rainfalls using the Rational Method. Because of the size of the tract and the low runoff figures no on site detention is being contemplated. Upon completion of development the runoff will continue to flow to cherry Street through the new driveway. This runoff will then continue its current flow along the ditch on the southeast side of Cherry Street to a storm drain inlet in front of Lot 4. See Exhibit 2. 3. CHERRY STREET CAPACITY Exhibit 3 shows the extent of the effect of the additional runoff on the cross - section of Cherry Street. The water depth increase from pre - development to post - development conditions amounts to a nearly negligible 0.02'. Therefore it is possible to conclude that the increased runoff from the project will not exceed the right of way boundary of Cherry Street Before it reaches the referenced inlet. 4. CERTIFICATION This report and design has been prepared following the specifications contained in the College Station Drainage Policy and Design Standards. CHRISTIAN A. The following is a list of items that need to be addressed: How many bikes will the bike racks hold? Is the 4" sanitary sewer line a private service line being constructed across someone else's private property? The fence facing Cherry Street screening the trash receptacles needs to be at least 4 feet tall; Put the 6' wood fence back along the north side of the property adjacent to 308 Cherry Street that was shown on the original plans; and, Place a wheel stop at the end of the number 6 parking space to define the end of the parallel space from the dumpster locations. Please address the above- mentioned items and submit the following for further staff review. Three (3) complete sets of building construction documents for the proposed building with the revised site and landscaping plans attached; Drainage report addressing the existing and proposed conditions; and Development Permit application and $100 application fee.
