J MEMORANDUM Apri122, 1999 TO: Steven Sylliaasen, The Wallace Group, Inc., 9101 Burnet Road, Suite 110, Austin, Texas, 78758 FROM: Bridgette George, Assistant Development Coordina SUBJECT: Holleman Village Apartments — Site Plan Staff reviewed pages 2, 3, 5, and 7 of the above - mentioned site plan as requested. The following is a list of items that need to be addressed: ✓ Pg.2 Some of the general notes refer to City of Austin specs. These should be City of College Station specs; om?kvA Pg.3 Add zoning information of property to the north; ,c Pg.5 All phases will need to be able to meet all ordinance requirements as if subsequent phases are not coming in. Phase 1 — lines should be widened a bit to have 180 sq. ft. islands as shown. Same goes for the northwestern line of phase 2 and phase 2 southern line needs to change to include end islands (see suggested line). Phase 4 should include an end island. Phase 6 should include an end island. All phases need to show temporary curbs where the paving will stop (see blue lines); You will need to provide 180 sq. ft. of interior islands (not peripherals and not end islands) for every 15 interior spaces. You have 522 interior spaces, which would require 6,264 sq. ft of interior islands. Currently the islands marked in green count toward the interior island requirements, but they only add up to 2,340 sq. ft. Provide 3,924 additional interior island space; Provide marked fire lanes as per the purple markings; /"/A Submit details of what will the fence look like. Provide where the barbed wire fence will be located; x Where are the setback lines shown; What will the gates look like? Provide details. We'll need knox boxes on the gates; ✓ Pg.7 This dumpster cannot be visible to Holleman. It needs to be reoriented; x Show the FDC's of the sprinkled buildings. Staff is ready to issue a building permit once the following fees and items have been submitted: Water and sewer tap fees in the amount of $13,000 which include: 3 - 3" Domestic Water Meters and Inspection Fees — $1300 1ea. ($3900) 6 - 2" Domestic Water Meter Taps /Connection Fees - $1500 %a. ($9000) 1 - 8" Sanitary Sewer Tap /Connection Fee - $100 Completed application for a Contractor's License. Your contractor will be required to submit the completed application along with the $54 application and processing fee. (See attached application) Completed application for a building permit. On July 28, 1999, Fairfield Pinnacle paid a parkland dedication fee in lieu of a land dedication in the amount of $82,800. We arrived at that amount by applying the newly adopted fee of $345 per unit that became effective on June 26, 1999 (240 total dwelling units x $345 = $82,800). Since that time, we have worked with the Legal Department and determined that they should have been charged the parkland dedication fee that was established at the time they submitted their application to the City. At the time of their application, the fee was $225 per dwelling unit which would result in a total fee of $54,000 (240 total dwelling units x $225 = $54,000). Please refund the amount of $28,800 from Parkland Zone #7 to: Paul R.
