Project: A&M Express Way #99-457
NOTE: The revised Final Plat showing the two 50' x 100' access easements
will need to be submitted and filed for record prior to ap_proval of the site plan.
1. Show the two 50' x 100' access easements, as shown on the Master
Preliminary Plat.
2. Each driveway location should be a shared access easement. You may
either show the driveways in their existing locations (solely on the Alam
Addition property) and provide future cross access to the adjacent properties,
or relocate the driveways on the centerline of the Alam Addition and adjacent
properties for joint access. (NOTE: The access points will need to be
addressed on the Alam Addition Final Plat and approved for filing before the
site plan will be approved.)
3. Indicate the 100-year flood plain/floodway line or state in a note that there is
none at this site.
4. Are these spaces on the west side of the car wash parking spaces? And, are
these telephone pedestals in the small islands? These small islands must
extend out to the end of the parking spaces/end island. Also, the sidewalk
ramp must extend out to the end of the parking space/end island.
5. Instead of using various angles for the parking spaces #4 - #13, make the
curb face straight so that all the spaces are at a 90 degree angle tot he curb
face for orderly and safe parking. Also, extend the sidewalk ramp out to the
end of the parking space/end island.
6. Will wheel stops be used at these locations?
7. This end island will need a 6" raised curb and equal 180 sq.ft. Also, will it be
landscaped or will decorative pavers, stamped dyed concrete or other
materials to be used?
8. Travel aisle at the rear of the building: From the edge of the drive-thru lane to
the back of the employee parking spaces the dimension must be a minimum
of 20 feet. Also, signing must be provided on the west side of this drive aisle
indicating this is a one-way/do not enter.
9. The drive-thru lane width should be dimensioned and will the line depicted on
the site plan indicate a stripe separating the drive-thru lane and rear drive
aisle?
10. The driveway throat length as per the City's design policy is 55 feet on a
major arterial.
11. The City's design policy on commercial driveway widths is a minimum of 36
feet. Is there a special hardship that will require this site to have a 46 feet
wide driveway width?

12. Will the electrical service to these buildings be visible on the outside of the
building? If yes, this will require screening.
13. The proposed fire lane located in the SW corner of the site, nearest to the
Greens Prairie Road /SH 6 Frtg. Road intersection, is more than 150 feet
from the furthest point of the building. You may want to move it closer to the
gas pump canopy, or change the lane location to be between the gas pump
canopy and the building.
14. Provide the edge of pavement for both the SH6 Frtg. Rd. and Greens Prairie
Rd. on the landscape plan. (Note: the edge of pavement for both the site and
landscape plan must be the same.)
15. Provide the R.O.W./property line call-outs on all plans.
16. Provide verification for landscaping located within the TxDOT rights-of-way or
relocate the plantings totally within the property line.
17.You will need to submit a P.I.P application if the landscaping is to remain
within the City's rights-of-way, or relocate the plantings totally within the
property line.
18. Provide calculations for the number of street trees required and proposed.
19. Provide individual point requirements per planting type. (Ex: 150 pts ea.)
20. Driveway and curbing for the landscape plan must match that of the site plan.
21. Provide the transformer location on the landscape plan and it will require
screening.
22. Provide a note/call-out that the existing GTE box will be relocated and dash in
the existing box location.
23. Provide the proposed location of the relocated GTE box and remove the
existing location from the landscape plan. Also, if this is an above ground box
it will need to be screened.
24. Provide water (min., max., and avg. demands in gal./min.) and sewer loading
(max. demand in gal./day). Also, include the water demands for the irrigation
system.
25. The sign is permitted separately.
26. Change the SEWER LEGEND to just LEGEND and provide the necessary
designations (existing and proposed).
NOTE: Engineering will need to review the drainage and grading plans, and the
retaining wall.

NOTE: Because of changes made without staff approval, the site plan
underwent a full staff review.
1. NOTE: The final plat has not been filed. It will need to be filed before the site
plan can be approved.
2. The access easements do not match what is on the approved final plat.
Please adjust their dimensions.
3. Show the SS and W lines within their easements on the site plan.
4. Car wash loads need to be included on the water and sanitary sewer legend
on the site plan.
5. Please call out the curb radii.
6. Please show on the site plan the section of building that will be dedicated to
the drive-thru restaurant (with its square footage) and that which will be for
retail sales (with its square footage).
7. What is the purpose of the structure on the side of the car wash?
8. What is planned on the islands flanking the building entrance? They are
required to be landscaped or treated with enhanced paving.
9. Small parking lot islands must extend out to the end of the parking
spaces/end island.
10. If the drive aisle around the back of the building is for two-way traffic, the aisle
needs to be a minimum of 23' wide and the drive-thru will need to be 12'
wide.
If the drive aisle around the back of the building is for one-way traffic, the aisle
may remain 20' and the drive-thru 9'. If it is one-way (going westward), then
in addition to the "DO NOT ENTER" signs, arrows need to be painted on the
ground depicting the flow of traffic.
11. The screening fence around the dumpsters needs to be 8' tall. The gate
needs to be removed and the dumpsters oriented away from the ROW.

12. There need to be end islands around the employee-designated parking
spaces. Either the spaces can be moved/extended to have the dumpster
enclosure on one side and a landscaped island on the other, or both sides
may have landscaped islands.
13. As mentioned in comment #8, all parking islands need to be landscaped or
treated with enhanced paving.
14. Please remove the "STREETSCAPE PTS" column from the Planting Legend.
15. At least 50% of the total landscaping points need to be met with points from
canopy trees.
16. Please note: Irrigation must be permitted prior to CO.
NOTE: Any changes made to the plans, that have not been requested by the
City of College Station, must be explained in your next transmittal letter and
"bubbled" on your plans. Any additional changes on these plans that have not
been pointed out to the City will constitute a completely new review.

General
21. Need Plan/Profile sheet with details for 6" water line in public ROW; Add
details for tie-ins to public water and sewer lines
22.ADD note requiring compliance with all City of College Station Standards and
Specifications.
23.TX-DOT Permit required for entrance off SH6 feeder road; City Permit
required for entrance off of Greens Prairie Road.
24. Need a "sealed" Engineer's estimate for all public infrastructure.
Drainage Report
25. Figure 1 is inadequate-add topographic maps( 2' contours) for
predevelopment and post development-delineate subdrainage areas
26. Drainage from west side north has an increase of 5.72 cfs. This is
unacceptable. Need to clearly define methods to reduce peak runoff to an
acceptable level on this side of the property.
