The parking spaces numbered 1-4 block the bays and do not permit adequate manueuvering in and out of the bays, so cannot not be counted toward the parking requirement. Some site redesign may be required since the removal of these four spaces will drop the number of provided spaces to 33, which is 2 below the requirement. 2. Please show the layout of the bays, so that it can be determined that they meet parking dimensions. r'3. The islands adjacent to parking spaces #5, 6 & 29 do not appear to meet the the requirement of a minumum of 180 sf. 4. Signs will be permitted separately. 5. Irrigation plans will need to be submitted with building plans and will need to be installed prior to issuance of C/O. 6. Show sewer demand in gallons per day. 7. How high will the extra height curb and gutter along the rear of the property be? r r , 8. Lighting needs to be situated in such a manner as to not disturb any nearby residential areas. Are the proposed front yard lights directed toward the building? 9. Can't review the grading plan without the drainage report. 10. Canopy trees must be planted a min. of 20 feet apart and live oaks must be planted a min. of 35 feet apart. 11. Gas meter will need to be screened. 12. What is the proposed fire route? How will the trucks access the fire hydrant shown? Is it knovw,whether the private access easement is built to fire lane standards? The fire lanes will need to be labeled as such. 13. Water meters will be sized by the City based upon the utility demands shown. FROM THE SITE REVIEW #2, COMMENT #1: The fire department should not use the 24 feet private access easement to access the existing fire hydrant shown near the southeast corner of the proposed site. The fire department has access to two existing fire hydrants, one to the east and the other to the west of the proposed site, from the public access easement that parallels Southwest Parkway. Show these existing fire hydrant locations with distances from the proposed building. 2. Engineering will address comment #2 from Review #2. 3. Engineering will follow with their review comments. The fire department should not use the 24 feet private access easement to access the existing fire hydrant shown on the site. The fire department has access to two existing fire hydrants, one to the east and the other to the west of the proposed site, from the public access easement that parallels Southwest Parkway. You will need to show these locations and distances to each of these fire hydrants. 2. The extra height (9") of curbing at the rear of the property for drainage purposes can not retain a depth of more than 8" of water in the parking lot \ area. 3.
