HomeMy WebLinkAboutStaff ReportsPREDEVELOPMENT MEETING The purpose of a predevelopment meeting is to meet the City staff that will be involved with your development and identify general issues that need further analysis. Along with the discussion o these major issues, staff will talk about the development process, distribute necessary information and discuss what permits will be required for' your particular development. This meeting is in noway a complete review of your project. Staff will perform a formal thorough review once the minimum requirements are submitted for your particular development. THEREFORE, IF THE DRAINAGE PLAN RESULTS IN A CHANGE TO THE SITE PLAN, A FULL FIRST REVIEW WILL BE REQUIRED. 1. Dimension all parking spaces with "typical" notation. 2. Dimension the handicap spaces and the h-cap space loading zones. 3. Dimension the areas shown with a "Y. 4. Dimension the setback lines. 5.)What is this "concrete drive"? Is it a concrete pad? What is it to be used for? It cannot be used for anything that will block the drive aisle 6. Dimension this circulation aisle. The starred area may not meet the 23' 2- way circulation aisle requirement. 7.) The dumpster cannot open onto Brentwood and it should not be gated. Turn the dumpster pad so that it is facing the eastern property line. 8.\ Dimension the distance from the back of the building to the curb on Brentwood. 9. Show how these bay areas will be laid out (are there going to be 12 bays?) 10. Dimension the circulation aisles. 11. Sign will be permitted separately. 12. How will detention be handled? Will there be a detention pond? Any retaining walls? 13. Irrigation system must be permitted and submitted by a licensed irrigator. 14. Provide "standard curbing" and paving details. ~ '15. TRACT DESCRIPTION COLLEGE STATION ENGINEERING The AAMCO Transmissions project covers a 0.689-acre tract located on the northeast corner of Brentwood Dr., 300' east of the intersection with Texas Ave. A separate 24"x36" sheet, Drainage and Grading Plan, is part of this report. The adopted Flood Insurance Study does not identify the existence of a 100-flood plain affecting this tract (Map # 48041 C 0144 C, July 2, 1992). 2. STORMWATER RUNOFF All of the runoff from the 0.689 acre flows in a general southwest direction, as sheet flow, onto Brentwood Dr. The current site is currently vacant. Exhibit 1 shows the tract, its location and its topography. Topographic data was obtained from city of College Station records. The tract was divided into two drainage sections. Exhibit 2 shows the runoff calculations for 5, 10, 25, 50 and 100-year rainfalls for each of the two sections. Runoff detention computations have been made using the 100-year return period. Because of the nature of the site plan, and in order to mitigate the effect of the increase runoff, two storage locations were defined intended to meter the flow onto Brentwood Dr. These ponds are labeled as Pond 1 and Pond 2. 3. INFLOW HYDROGRAPHS - POND 1 Haestad Methods Quick Tr-55 V. 5.47 was used for the analysis given in Exhibit 3 (in 5 pages). This Exhibit graphically shows individual hydrographs for all storm frequencies. The estimated required storage for the 100-yr storm is .058 ac-ft. 4. DETENTION FACILITY - POND 1 This pond will be built on project's the west parking lot. The weir will consist of a 0.9' long curb cut on the existing curb which at this location is to be a maximum of 8". The flow elevation was set at 2917 and the curb elevation was set at 292.5' Exhibit 4 shows the storage volume calculations based on the proposed grading of the parking lot. This Exhibit shows that at a maximum peak flow of 1.7 cfs the storage required will be less than 0.1 ac-ft. Haestad Methods Pondpack V. 5.21 was used in the ponding calculations.
