He faxed me a copy of a conceptual site plan showing the driveway near the western property line. It included an option that had the future lube site to the west sharing this proposed curb cut. James said that he would provide a x-access easement. I told him that the driveway in this location would be ok if it would also serve the future lube site. I told him I wanted to make sure that he was coordinating with them so that they would know what impact the driveway decision on the AAMCO site would have on their site. James said that he's been doing that ...that Rabon M. from MDG had faxed him a couple of site layouts for the lube site. One of these layouts had the lube site using the QAB site via a x access, so he's knows they are at least thinking about x access. I have a call in to Rabon to talk about this. I also forwarded James these additonal comments on his site: - still need to meet the 25 feet throat length - add end islands - told him what his setbacks were - told him that with xaccess in place he'sd probably have to go to ZBA for a parking variance, but that if xaccess were not necessary than he may not need a variance. - tod him that his parking requirement would be 26 spaces (assuming 14 also provided interior to the building) - told him next available ZBA was June 1 - told him the x access would probably need to be about 30 feet wide. Development Coordinator From: James Canada Subject: Aamco Transmissions-Site Plan This letter will answer the staff review comments not changed on the attached revised site plan. The number corresponds to the number of the comment. 5. This section of concrete will be used for testing 4 wheel drive vehicles to make sure each wheel spins properly. Testing inside is dangerous & testing on asphalt is damaging to the asphalt. 12. A separate drainage plan will be submitted. 13. A licensed irrigator will be hired to install this system. 16. I would like to get the foundation plans approved as soon as possible. 18. No outside extended storage is planned at this time. We have the capabilities to store 24 cars inside by parking 12 on the lifts, raising them & parking 12 more underneath. Therefore if we did have to keep one for an extended time we could move it inside for better security each day at closing. 25. The grading plan will be shown with the separate drainage plan. If all items have not been addressed on the next submittal, another $100 processing fee will need to be submitted for the subsequent set of three (3) reviews. Raised landscape islands, (6" raised curb) a minimum of 180 sq. ft. are required at both ends of every parking row (greenspace area contiguous to the end island maybe applied toward the required 180 sq. ft.). Additionally, 180 sq. ft. of landscaping for every 15 interior parking spaces must be provided. All required islands must be landscaped or set with decorative pavers, or stamped dyed concrete or other decorative materials as approved. Drives. Minimum drive aisle width is 23' with head-in parking or 20' without parking. Curb cuts. For each proposed curb cut (including driveways, streets, alleys, etc.) locate existing curb cuts on the same opposite side of the street to determine separation distances between existing and proposed curb cuts. Indicate driveway throat length as measured in the Driveway Ordinance. (See Ordinance 1961 for driveway location and design requirements.)
