Minimum drive aisle width is 23' with head-in parking or 20' without parking. VI$r Curb cuts. For each proposed curb cut (including driveways, streets, alleys, etc.) locate existing curb cuts on the same opposite side of the street to determine separation distances between existing and proposed curb cuts. Indicate driveway Throat length as measured in the Driveway Ordinance. Sidewalks are required at tune of development if property has frontage on a street shown on the Sidewalk Master Plan or if the review staff determines the necessity. Fire hydrants must be located on the same side ofa major street as a project, and shall be in a location approved by the City Engirnecr. Any structure in any zoning district other than R-1, R- I A, or R-2 must be within 300 feet of a fire hydrant as measured along a public street, ' U highway or designated fire lane. Show fire depa=ent connections. FDC's should be within 150' of the fire hydrant. In no case shall they be any further than 300' apart, and they shall be accessible from the parking lot without being blocked by d parked cars or a structure. Show fire lanes. Fire lanes a minimum of 20 fair in width with a minimum height clearance of 14 feet must be established if any portion of the proposed structure is more than 150 feet from the curb line or pavement edge of a public street or highway. NOTE: Fire hydrants must be operable and accepted by the City, and drives must have an all weather surface as defined in the Zoning Ordinance Section 9 before a building permit can be issued- 9. Pursuant to your directive, enclosed are (3) sets of revised Site Plans along with your Department's redline Site Plan with staff comments. We have also attached a copy of the Staff Review Comments. Pursuant to your review, we would like to offer the following: Item #I: The parallel layout of the handicap parking spaces has been confirmed by our photographs taken in the field. Also enclosed is a copy of the approved Site Plan (as we know it) and what we believe to be installed in the field pursuant to our field observations. We have also enclosed copies of these photographs which show the parking configuration. Item #2: Enclosed is a partial existing Utility Plan showing the utilities in the area of the proposed addition. We have also shown utilities on our revised Site Plan. The proposed trench was for a 3/4" cold water line to the Seasonal Garden Center in the parking lot. This has now been deleted. The trench is no longer necessary. We have examined all existing "as-built" surveys for the original building, the expansion in 1993, and the approved Civil Documents for this expansion and no existing utility easements occur in the area of our expansion. Item #3: The entrance/exit to the Garden Center is to the left of the proposed addition. We have provided pavement striping and have relocated the pedestrian warning signs for this area as shown on the revised attached Site Plan. Item #4: The main entry into the Garden Center Addition is the one on the left. See Item #3 above. Architecture/Planning/Interior Architecture/Consulting I). Ms. Bridgette George September 27, 1999 Page 2 Item #5: Shown on the revised Site Plan are the parking calculations and square footages. From our calculations, we have ample parking for the proposed addition including the largest form of expansion of the outside Garden Center Area. Please see calculations. Item #6: The existing fire lane shall remain in the same location. The Contractor will be required to repaint the fire lane striping in the area of the addition. No Fire Department connections will need to be removed, replaced or modified due to the proposed addition. Shown on the revised Site Plan is the existing fire hydrant location for this property. Item #7: Shown on the revised Site Plan is the location of the outside seasonal Garden Center Area in the parking lot. We estimate that 62 parking spaces are deleted as a result of the fullest extent of this temporary Garden Center Area. Item #8: The proposed modifications to the landscape islands have been deleted. The only modification will be a Y-0" wide handicap access paved area as shown on the revised drawings. Decorative pavers will be installed in this walkway area within the island. Item #9: No landscaping will be removed from the islands. Item #10: The end island will remain the same size. One handicap parking space has been deleted in order to maintain the original island size. Thank you for your review of this Project.
