The "parallel" layout of the handicap spaces as shown on this site plan and the set of civil drawings provided is not what is currently in place today. The set of civils provided for additional review purpose appear to be preliminary and not an approved set. Please provide an approved set for review purposes. 2. More information is needed on utilities. Some could be found the preliminary civils provided, but still some need to be shown on this plan for review purposes. a. In area of addition, show any existing or proposed utilities. (i.e. What is proposed trench for?) b. In area of addition, show any existing or proposed utility easements or verify that none exist in that area. 3. Is entry/exit to the Garden Ctr. and Seasonal Shop accessible from the parking lot ? If so, some pavement striping and pedestrian warning signs may be needed in this area as well. 4. Which of these two entries will be the main entry? 5. Show on the site plan the existing number of parking spaces per the existing square footages and the proposed number of parking spaces under the new square footage with the seasonal shop. Provide parking data to show that the site will still have enough parking spaces to remain in compliance with the City's parking requirements. The required parking is 1 space per 250 square feet. The unusable parking spaces contained within the outside garden area during its largest form of expansion (ie Spring/Summer) should be removed from this parking calculation. Staff's estimate shows that the changes/addition as proposed will probably not result in site not meeting the parking requirement, but this needs to be verified. If necessary, additional spaces may need to come from the area of the parking lot currently being used as the garden center. 6. Fire Information. a. Show the existing fire lane as it relates to the new seasonal shop. b. Show any existing and proposed FDC's (Fire Department Connections) in the area of the Seasonal Shop. Verify that any FDC's will or will not have to be removed/ replaced and if necessary, show locations. Staff Review Comments Page t of 2 7. Show location of garden center area in the parking lot as it would be established in its fullest form and show how many total parking spaces it encompasses. 8. Landscaping and/or decorative pavers will need to remain in these islands. 9. Landscaping removed here will need to be replaced elsewhere on site. 10. This end island needs to be 180 sq. ft. Identify the stripe separation (Example: 2' O.C. @ 45 degree angle), and specify the color of stripping (Example: 4" yellow). 2. Relocate this pedestrian crosswalk sign to the south side for eastbound vehicular traffic movement. 3. Two (2) of the nine (9) proposed handicap parking spaces will need to be van accessible to meet the necessary requirement. The dimensioning for the van accessible parking spaces is an 8 feet wide parking slot for each with an 8 feet wide access lane between them. 4. The new stripping for the area of the crosswalk adjacent to the proposed handicap parking area will also need a pedestrian crossing sign for each direction of vehicular traffic.
