S. Medical Center - Cancer Center 1. You stated on the checklist that the building will be sprinkled- Where is the FDC? 2. A curb detail is needed. 3. How much square footage is being added to the building? It is stated that there are 2,108 additional square feet of impervious cover. Since the building is taking up some of the impervious cover that was previously covered by parking spaces, it seems that the actual square footage of the building would be greater than 2,108, if that is just the new impervious cover. 4. At this time the amount of parking available appears to be adequate. (This will be determined once the amount of additional building square footage is determined.) However, it also appears that any subsequent additions to the Medical Center may require additional parking. 5. To where are the shrubs being relocated? 6. Why is the new island shown with dotted limes? What are the dimensions of the new island? 7_ What is the drive aisle with between the new island and the new curb next to the building addition? 8. What is the width and depth of the service vehicle space on the west side of the building? Our concern is that any vehicle parked there not be able to block the last two adjacent spaces. 9. What are the dimensions of the backing cutout on the east side of the addition? If it is any deeper that 3-4 feet, people may try to park there and block others who are in the adjacent spaces. 10_ Where is the water/waste water legend? 11. The irrigation system will need to be adjusted with the landscaping. 12. What are these-. - 27.5" They appear to be spot elevations. What are they based on? Smith, Jr., AIA Page Southerland Page 606 West Avenue Austin, Texas 78701 RE: Parking for expansion to Brazos Valley Medical Center Dear Garold: This letter is a follow-up to your request for staff review of the proposed parking for the future expansion of the hospital trauma center. We appreciate your concise letter of evaluation, and agree that the existing parking is adequate for the expansion. According to our files, the original site plan was approved by the Planning & Zoning Commission for 258 spaces serving the 76,503 s.f. hospital. Another site plan for the 44,624 s.f medical office was later approved for 179 spaces, resulting in a total of 437 required spaces. Currently, 569 parking spaces are provided, exceeding the city's requirement for the whole complex by 132 parking spaces. As you know, our ordinance did not nor does not specify required parking for hospital use per se. Neither the file documents nor meeting minutes specify what parking methodology was used at the time of site plan approval. However, City Staff feels that the parking necessary for the 11,470 s.f trauma center expansion is comparable to the 1 space per 200 s.f requirement for medical/dental clinics under 20,000 s.f. Using these numbers, the trauma center expansion would need approximately 58 spaces, which is well under the current 132 additional spaces. Therefore, Staff feels comfortable that the proposal meets the City's parking requirements, and does necessitate reconsideration by the Planning & Zoning Commission at this time.
