Review of Revised Site Plan
1.
2.
Reduce the depth of the former mechanical service vehicle space on the
west side of the building from 4 % feet to 2 feet.
Remove the last parking space nearest to the ambulance drop off space on
the east side of the building, to remove the chance of someone being
blocked in that space. (Are you going to install a ramp in this area now, with
the ambulance drop off?)
3. There are two notes regarding irrigation.
4. Existing Landscaping shown on page A02 and A03 do not match.

PREDEVELOPMENT MEETING
The purpose of a predevelopment meeting is to meet the City staff that will be involved with your
development and identify general issues that need further analysis. Along with the discussion o
these major issues, staff will talk about the development process, distribute necessary
information and discuss what permits will be required for your particular development. This
meeting is in no way a complete' review of your project. Staff will perform a formal thorough
review once the minimum requirements are submitted for your particular development.

STAFF REVIEW COMMENTS
No. 1
Project: C. S. Medical Center - Cancer Center
1. You stated on the checklist that the building will be sprinkled- Where is the
FDC?
2. A curb detail is needed.
3. How much square footage is being added to the building? It is stated that
there are 2,108 additional square feet of impervious cover. Since the
building is taking up some of the impervious cover that was previously
covered by parking spaces, it seems that the actual square footage of the
building would be greater than 2,108, if that is just the new impervious cover.
4. At this time the amount of parking available appears to be adequate. (This
will be determined once the amount of additional building square footage is
determined.) However, it also appears that any subsequent additions to the
Medical Center may require additional parking.
5. To where are the shrubs being relocated?
6. Why is the new island shown with dotted limes? What are the dimensions of
the new island?
7_ What is the drive aisle with between the new island and the new curb next to
the building addition?
8. What is the width and depth of the service vehicle space on the west side of
the building? Our concern is that any vehicle parked there not be able to
block the last two adjacent spaces.
9. What are the dimensions of the backing cutout on the east side of the
addition? If it is any deeper that 3-4 feet, people may try to park there and
block others who are in the adjacent spaces.
10_ Where is the water/waste water legend?
11. The irrigation system will need to be adjusted with the landscaping.
12. What are these-. - 27.5" They appear to be spot elevations. What are
they based on?

STAFF REVIEW COMMENTS NO.1
1. YOU STATED ON THE CHECKLIST THAT THE BUILDING WILL BE SPRINKLED. WHERE
IS THE FDG?
THE EXISTING FDG IS SHOWN ON THE REVISED SITE PLAN. THIS CONNECTION WILL
PROVIDE CONNECTION TO THE EXISTING AND EXTENDED FIRE SPRINKLER SYSTEM
WITHIN THE EXISTING BUILDING. THIS SYSTEM (BY REQUEST OF FIRE MARSHALL)
WILL REMAIN IN OPERATION DURING THE CONSTRUCTION PROCESS.
2. A CURB DETAIL IS NEEDED.
V (J/' SEE REVISED SITE PLAN. THE NEW GONG. CURB AND GUTTER WILL COMPLY WITH
G.S. STANDARDS.
,i 3. HOW MUCH SQUARE FOOTAGE IS BEING ADDED TO THE BUILDING? IT IS STATED
"j THAT THERE ARE 2,108 ADDITIONAL SQUARE FEET OF IMPERVIOUS COVER. SINGE
THE BUILDING IS TAKING UP SOME OF THE IMPERVIOUS COVER THAT WAS
PREVIOUSLY COVERED BY PARKING SPACES, IT SEEMS THAT THE ACTUAL SQUARE
FOOTAGE OF THE BUILDING WOULD BE GREATER THAN 2,108, IF THAT IS JUST THE
NEW IMPERVIOUS COVER.
THE ACTUAL BUILDING ADDITION FOOTPRINT IS 2,108 G.S.F. WHILE IT IS TRUE THAT
WE REMOVED SOME PARKING PAVING, I ASSUMED WORST CASE SCENARIO FOR
THE DRAINAGE CALCULATIONS (AND DID NOT CREDIT THE EXISTING DRAINAGE TO
REFLECT REMOVING PARKING AREA OF 1,894 SF).
4. AT THIS TIME THE AMOUNT OF PARKING APPEARS TO BE ADEQUATE. (THIS WILL
V141 BE DETERMINED ONCE THE AMOUNT OF ADDITIONAL BUILDING SQUARE FOOTAGE
IS DETERMINED.) HOWEVER, IT ALSO APPEARS THAT ANY SUBSEQUENT ADDITIONS
TO THE MEDICAL CENTER MAY REQUIRE ADDITIONAL PARKING.
THIS BUILDING ADDITION REMOVED SOME TEN SPACE OF THE EXISTING 573
SPACES. THE MASTER PLAN FOR THE HOSPITAL ALLOCATES ADDITIONAL LAND
AREA FOR PARKING WHICH IS PLANNED FOR THE FUTURE TO ACCOMMODATE
NEW BUILDINGS ON THE SITE.
✓o~
5. TO WHERE ARE THE SHRUBS BEING RELOCATED?
SEE REVISED SITE PLAN. THESE SHRUBS WILL BE RELOCATED SO AS TO SCREEN
THE NEW EMERGENCY POWER GENERATOR.
6. WHY IS THE NEW ISLAND SHOWN WITH DOTTED LINES? WHAT ARE THE
DRAFTING ERROR CORRECTED ON REVISED SITE WITH CORRECT DIMENSIONS.

DIMENSIONS OF THE NEW ISLAND?
V 7. WHAT IS THE DRIVE AISLE WIDTH BETWEEN THE NEW ISLAND AND THE NEW
CURB NEXT TO THE BUILDING ADDITION?
SEE REVISED SITE PLAN. DRIVE WIDTH IS SHOWN TO BE 22'-0'.
&WHAT IS THE WIDTH AND DEPTH OF THE SERVICE VEHICLE SPACE ON THE WEST
SIDE OF THE BUILDING? OUR CONCERN IS THAT ANY VEHICLE PARKED THERE NOT
BE ABLE TO BLOCK THE LAST TWO ADJACENT SPACES.
THE REVISED SITE PLAN REMOVED ONE OF THE ADJACENT SPACES, MAKING THE
SERVICE VEHICLE PARK SPACE 27 FEET DEEP.
V v!~ .9. WHAT ARE THE DIMENSIONS OF THE BACKING CUTOUT ON THE EAST SIDE OF THE
ADDITION? IF IT IS ANY DEEPER THAN 3-4 FEET, PEOPLE MAY TRY TO PARK THERE
AND BLOCK OTHERS WHO ARE IN THE ADJACENT SPACES.
THE REVISE SITE PLAN SHOWS THIS CUTOUT TO BE SEVEN FEET DEEP. THIS
DIMENSION WAS OBTAINED BY PUBLISHED STANDARDS. IT IS OUR FEELING THAT
REGARDLESS OF THE DEPTH OF THIS CUTOUT, WE CANNOT CONTROL BLOCKING
OF ADJACENT SPACES BY PERSONS WISHING TO PARK HERE. IT IS BASICALLY A
TRADE OFF, ALLOWING THE ABILITY TO BACK OUT OF THE ADJACENT SPACE
n WHILE MAINTAIN A MINIMUM DIMENSION.
10. WHERE IS THE WATER/ WASTE WATER LEGEND?
SEE REVISED SITE PLAN. THE LEGEND REMAINS BELOW THE SITE PLAN TITLE.
WHILE THE LEGEND SHOWS EXISTING WATER AND WASTE WATER, NO NEW LINES
OUTSIDE THE BUILDING WILL BE REQUIRED.
11. THE IRRIGATION SYSTEM WILL NEED TO BE ADJUSTED WITH THE LANDSCAPING.
REFER TO REVISED SITE PLAN - NOTE BELOW LANDSCAPE NOTES.
Jar 12. WHAT ARE THE DESIGNATIONS SHOWN IN BOXES. THEY APPEAR TO BE SPOT
ELEVATIONS. WHAT ARE THEY BASED ON?
SEE REVISED SITE PLAN. THEY ARE BASED ON FINISH FLOOR OF THE EXISTING
M.O.B.

RE: Parking for expansion to Brazos Valley Medical Center
Dear Garold:
This letter is a follow-up to your request for staff review of the proposed parking for the
future expansion of the hospital trauma center. We appreciate your concise letter of
evaluation, and agree that the existing parking is adequate for the expansion.
According to our files, the original site plan was approved by the Planning & Zoning
Commission for 258 spaces serving the 76,503 s.f. hospital. Another site plan for the
44,624 s.f medical office was later approved for 179 spaces, resulting in a total of 437
required spaces. Currently, 569 parking spaces are provided, exceeding the city's
requirement for the whole complex by 132 parking spaces.
As you know, our ordinance did not nor does not specify required parking for hospital use
per se. Neither the file documents nor meeting minutes specify what parking methodology
was used at the time of site plan approval. However, City Staff feels that the parking
necessary for the 11,470 s.f trauma center expansion is comparable to the 1 space per 200
s.f requirement for medical/dental clinics under 20,000 s.f. Using these numbers, the
trauma center expansion would need approximately 58 spaces, which is well under the
current 132 additional spaces.
Therefore, Staff feels comfortable that the proposal meets the City's parking requirements,
and does necessitate reconsideration by the Planning & Zoning Commission at this time.
If you have any questions regarding this matter, please do not hesitate to give me a call at
764-3570.
Sincerely,
Joey Dunn
Staff Planner
