We addressed several issues during the meeting, which we have acted upon, Also, please see page two of this letter for further variance information. They are as follows: • We declare our front yard to be on Harvey Road. • Canopy clearance to be above 15'. • Fire hydrant location is within the 300' maximum to driveway on Harvey Road and 150' to building. • Trash enclosure was moved back so it would be less visible. • Burger King curb cut negotiations are ongoing. • Incorporated 20'X 150' fire lane. • 55' parking lot island added on North side approach off Harvey Road. • 6' curb is required to tie into existing curb at all approaches onto the thoroughfares. Met requirements for new approach to be within 125'. • Existing 70C sign is OK, as is. Sidewalks along Harvey Road added as required. • Sidewalks along Texas Avenue to be constructed by Tx00T during street improvements. Included with this letter please find an 8-112" x 11" copy of our Site Plan. It is important for us to continue with this open line of communication and make our effort in College Station good for both our company as well as the City of College Station. Harvey Road : 45' Wide Approach In Lieu of 36' • Fuel tanker can enter location more readily. • General Safety allowing vehicles to exit onto Harvey Road, without congestion while unloading fuel. • Customer vehicles can enter location quicker, therefore preventing less stack-back problems. • Fire trucks can maneuver more freely, even with customer vehicles on approach. • Fire trucks can enter location, even while fuel tanker is unloading fuel. • Dumpster trucks can maneuver on and off site more easily. 2. Texas Avenue - 45' Wide Approach In Lieu of 36' • 9' extra width allows fuel tanker to exit onto Texas Avenue without excessive turning radius on site. • Diminish amount of swing, required by fuel tanker, into traffic on Texas Avenue when exiting location. Traffic entering off Texas Avenue can turn in more quickly. Date: Thu, Apr 29, 1999 3:41 PM Subject: Hurta Exxon Scott and I met with Elrey today to give him comments re the driveways on this site. Below are the highlights. We told him that he would need to meet the 55' throat depth for the Texas Ave. Driveway and that if he didn't he would need to seek a variance from PRC. (Jim said he didn't think he we could enforce the 55' requirement from the future back of curb.) Said that the additional widths on each of the driveways are OK. He has shown on the site that it is needed for the large gas trucks. We also gave him comments on obvious parking lot problems such as end islands but said Sabine would probably have additional comments on her review. (DYou have exceeded into the 24-foot landscape reserve by 515 square feet more than the maximum requirement of 1134 square feet. We understand that you are requesting a variance to this item. w,Z( sec-K- VA&bp., ~ ✓3. There are conflicting locations on the plumbing and irrigation drawings for the meter locations. All meter locations (building and irrigation) need to be located in a public utility easement. 64Provide a curb and pavement detail Ems! 67 vl'~. Due to the additional frontage on Highway 30, you need to recalculate the streetscape point total requirement (1560 to 1854 sq.ft.). Also, this will increase the number of street trees required to 12 trees. Quantities need to be provided for each item in the landscape and streetscape legend. Provide reqular crapemyrtles; not dwarf, for non-canopy trees. The placement of the live oak trees does not meet the 35-foot required separation. You will also need to screen the electrical transformer. ✓6, Include the minimum and average demands along with the maximum water demand. Also provide the sewer loading demands in maximum gallons per day. 7. Submit a driveway permit for Texas Avenue only. Since the Highway 30 driveway is existing to remain, a permit is not required. The maximum distance for the gas pump emergency shut-off is 75 feet. The proposed distances appear to exceed this requirement. Re-align the new sidewalk on Highway 30. It will be better to relocate this sidewalk closer to its point of intersection with the handicap ramp section that is to be installed by TxDOT during the Texas Avenue widening project. ,,WThe proposed sign(s) do not meet the City's requirements. The square footage is more than the City requirement, and, you are only allowed one free standing sign. Please contact staff and set an appointment to formally review the City's sign requirements.
