There were so many items on the site plan checklist that were missing from the plan, staff stopped their review. The following is a partial list of items that need to be addressed: 1. Break down S.F. by use: storage, office, retail, etc., and calculate parking required by use and total; 2. Provide a legend of total parking spaces available on non- comforming surfaces; 3. Is the fence existing? If not, provide detail of what it will look like; 4. Provide a more legible vicinity map; 5. What scale is this drawing? 6. Provide ownership and zoning of adjoining parcels; 7. Dimension property lines; 8. Dimension all setback lines: front 25', side 7.5', rear 15'; 9. Show all easements; 10. Show floodplain or note if there is none; 11. Show all utilities: water, wastewater, electric, etc., (is what's shown, all there is?) 12. Show all meter locations; 13. Show dumpster location; 14. Are there any loading docks?; 15. Show detention pond, if required; 16. Dimension buildings; 17. Locate nearest fire hydrant; 18. Need water/sewer legend; 19. The driveway needs to be reconfigured to meet the driveway ordinance restrictions (maximum is 36' and only one driveway is permitted). Once the road is resurfaced you will not be allowed to cut the road surface, you will have to bore; You want paved area A-1, to be used as a loading area. Barker's Heating & Cooling Site Plan Staff reviewed the above-mentioned site plan as requested. The following is a list of items that need to be addressed: Curb detail needed: which 219 sq. ft. are you doing vs. the Graham Road improvement project; Need pavement details for any new paved areas (excluding the fire lane); please label paved areas as proposed or existing; Fire lane and driveway width should be the same; Where are the 16 parking spaces, only 14 are labeled; FYI - you will want to hire a plumber and get the sewer line across Graham Road before the road project. Once the road is resurfaced you will not be allowed to cut the road surface, you will have to bore; You want paved area A-1, to be used as a loading area. If used as parking, then end islands and landscaping requirements will kick in. just show those three (3) spaces over in the gravel area. Make sure the drainage report covers this area. Curb and paving details need to be shown on drawing; fire lane is labeled asphalt, is it going to be asphalt or concrete? Be sure to follow fire lane specs. Please address the above-mentioned items and submit the following information for final review. Two (2) copies of the revised site plan. (99-415): 1 noticed the container is in the original location which is visible from the right-of-way.
