Staff reviewed the above mentioned revised site plan for a new office building and the
following items need to be addressed:
Demands for irrigation must be provided in order to size the water meter; must
be provided before the City will issue a Work Order for the meter; (I'll mark
this as pending)
Add the owner to the zoning information for Lot 2R, Block C, Ashford Square;
On Sheet SD-1: 3-4" conduits installed by Developer per city specs (see
attached drawing).
One Sheet E-1: Relocate elect. main disconnect and meter as shown on attached
drawing.
Please address all of the staff comments/concerns as noted above and on the
attachments and submit the following information for approval:
Three (3) complete sets with revised site and landscape plans.
Four (4) copies of the revised site plan, landscape plan, and grading plans.
Once the revised plans are received and approved, well be ready to issue a building
permit. If you have any questions or need additional information, please call me at
764-3570.

Staff reviewed the above mentioned site plan for a new office building to be located on the
southeast corner of Southwest Parkway and Ashford Drive.
Please address all of the staff comments/concerns on the attached site plan and submit the
following information for further review:
_ Three complete sets of construction documents with the revised site, landscape and
drainage/grading plans attached.
- Three copies of the revised site plan only.
One copy of the revised landscape plan only.
- Two copies of the grading and drainage plan only.
- Two copies of the revised drainage report.
- Development permit application with the $100 application fee.
- The attached redlined site plan with staff comments.
If there are comments that you are not able to address, submit a letter addressing those items to
be reviewed by staff with the next submittal of construction documents. If you have any questions

I received your fax on this site and I think that container needs depends upon the type of business that
will be at this location. This may be one that we can use a small automated container at first with the
potential of going to a large FEL container if required in the future. Because of this, I think I will still need
a container location noted on the site plan. This decision is consistant with the direction we have taken
at similar sites in the city. Please let me know if this is a problem. Thanks.

Jim, I'm faxing over a conceptual site plan for this project we held a predevelopment meeting on today.
Does this project have to have a dumpster or can they get by with smaller roll-off containers? It's a
pretty tight site and I offered to ask.

1'd just say not. According to Dobbs, maintenance access is already tight. A dumpster & enclosure
would obstruct maintenance access.

We had a predevelopment meeting for the commercial property which is a part of the Ashford Square
plat, located at the southwest comer of the creek and SWPkwy intersection. They have a very"tight"
sight of course and wanted to know what the possibility of placing a 12'x12' dumpster pad with board
fence around it in the drainage easement for Ashford Square. They are just asking and wanted to get
your take on it. I said I would ask, but that I knew at a minimum they would have to prove to us that they
are not diminishing the hydraulic capacity of the creek section at that point. 1 wanted your take as the
Public Works Director regarding maintenance of the creek. 1 would assume they would have to build the
pad above the 100 year WSEL to avoid floating garbage and or dumpsters down the creek.
We normally donY allow fences in the easements, but this is such a minor encroachment in such a large
easement, they asked me to discuss the possibility.
l called and left a message for you this morning. This email is what 1 was asking about.

This is Mark's response to my inquiry about encroaching into the DE with the dumpster pad for the
commercial tract. He said no, that the access was too tight for maintenance as it is now.

i checked on the plat and the lot in question does not have any additional sign restrictions per plat. so
this means that the lot may have signage per the a-p restrictions - one low profile and any number of
attached signs.
