Thanks for visiting with Jo Carroll and myself recently regarding your proposed project. I hope
the information we provided was helpful. Our office looks forward to receiving, for review, the
partnership and financial information we discussed. That will allow us to continue our project
processing. I'm attaching the documentation list and timeline that we reviewed at our last
meeting.
We also look forward to receiving the information and drawings you and your architect are
preparing for inclusion into the bid packets. The Planning Department needs those documents for
NRB (Northgate Revitalization Board) review if there are modifications to your previously
presented materials. Once those documents are received and NRB approval is acquired, we can
begin preparing the bid packets for the project. Please remember to have any contractors you are
interested in having bid on the project fill out the city's contractor approval form so that we may
process them before the bidding commences.
Additionally, and equally important, please ensure you and/or your architect visit with Natalie
Ruiz in the Planning Department regarding any required NRB review of your new plans. I recall
you planning to visit her after our last meeting, but she indicated that she'd not yet been
contacted. If you care to call her she can be reached at (409) 764-3754. Finally, please remind
your architect to observe the Texas Department of Licensing and Regulation and the Department
of Health as it relates to accessibility standards and hazardous material abatement, respectively.

demolish the existing structure(s), and replace it with a brand new building. However,
before I do any demolition, I need be certain that no new building setback restrictions will
apply, and if they do, under which circumstances it would be accessary or possible to request

Hi Tammy. After reviewing the minutes, we had a few comments that may need
to be changed. We just want to make sure that we don't create problems for
ourselves later on. Thanks!!! jo
1. Sentence on 1 st page: "To keep impact low and not interfere with street
signage.....", we need to clarify that the suspended canopy is only on the
corner of Church and College Main. The remaining areas of the porches will
be supported with columns as shown in the picture that was provided by
Arkitex.
2. "Mr. Grauke mentioned that they are currently requesting an alternate bid
for the second floor" needs to be revised to say that "an alternate bid for
additional steel support that would be necessary if a second floor is added
in the future".
3. "Mr. Grauke said the second floor would be used as a terrace....." needs
to be changed to "Mr. Grauke said the second level could potentially be used
as a terrace for the owner's adjacent building when it is redeveloped at a
future date, or as an enclosed second story if desired at a later date. The
reason for requesting an alternate bid for additional steel support is to
provide as much flexibility for useage of the buildings as possible."

As per our discussion, I am hoping I can submit the changes to the Board without setting a new
meeting. We were still doing some negotiation and revision with the elevations of the building.
The only revisions that affect the review board are as follows:
I . The look of the windows and the window types will remain as shown on the elevations. The
only revision is the location of the windows. We would like to relocate the windows to areas
that were previously glazed. Our initial submittal shows some of the window locations in
areas where we have to cut out existing walls. If we can reuse existing areas that had glass
before, we can save money by not cutting into those existing walls.
2. In lieu of the brick pavers and planter containers that we proposed, we would like to replace
that area with a mulched bed of landscaping and irrigation. Both of these options were
discussed in the NRB review. We chose to do the brick and planters thinking it would be less
expensive. It ends up being quite a bit more expensive to do it that way.

I only had the photo from the order catalog so this fax may not be very legible. Our proposed
planter is a "Webcoat", 22 gallon, ribbed steel container - bronze color. The container has the
vertical slats like the existing containers do. The only difference that I see between the two is the
top rim of the container. The existing containers have more of a curved lip on the top.
Please advise.

Match the canopy color with the trim color. (The Board suggested that the color of the
canopy match the green color of other awnings in the Northgate area.)
Ordinance Requirements:
Provide a note addressing the existence, or lack thereof, of FEMA regulations of the
floodplain.
Provide a water and sanitary sewer legend that includes load information.
Show or note the distance to the nearest fire hydrants.
Revise the submittal date on the site plan.
Comments/Concerns:
Review the Health Department regulations regarding serving food with the proposed
overhead doors.
If possible, remove the overhead electrical pole at the corner of the building.
The lack of room for a bike rack. NRB decided to revisit this at a future meeting, possibly
installing some in the Promenade area.
The service door opening out onto the green area off the Promenade: NRB would like the
door eliminated if it is not required by building or fire regulations. If it is required, NRB
would like it as visually appealing as possible.
Cheryl Anz seconded the motion to approve the development proposal with the above mentioned
conditions which passed (5-0).
