Will Phase 1B be part of Phase I? Clarify the numbering. Phase lA and 1B may be built at the same time, but lA will be started as soon as the permit is issued. 2. Provide a copy of the metes and bounds description. Two (2) copies of the metes and bounds description are included in this submittal. 3. Is Townplace Drive a 50' right-of-way? It needs to be. Townplace Dr. is a 50' right-of-way until the curve in the property line. At that point it begins reducing until it reaches a minimum of 48.56'. This right-of-way was approved in the PDDH Rezoning. 4. Submit the revised utility master plan. If some of the lots are to have private utility lines, submit a revised application with supporting arguments for a variance for PNZ consideration. Utilities are shown on the Preliminary Plat and have been revised. A revised application is included in this submittal. 5. Show where the drainage easements will be that will carry water to the detention pond Drainage easements have been added to cover drainage to the detention pond. 6. Clarify that the "common area" will be used for detention. Comply with 290.44E. (where water and sewer cross near Lot 23) Note #4 has been added to read "All utility crossings shall comply with TNRCC regulations." 2. Need valve (where proposed waterline intersects water main along Welsh Ave.) A water valve has been added at this location. 3. Comply with 290.44E. (where water and sewer cross Lot 8) Note #4 has been added to read "All utility crossings shall comply with TNRCC regulations." 4. Need valve (where proposed waterline intersects water main along Holleman Dr.) A water valve has been added at this location. 5. Waterlines should be connected. Don't want these dead ends! Box 9960 College Station, Texas 77842-9960 Via: hand delivery Re: variance request Campus-Park Subdivision Dear Jeff, As stated on our preliminary plat application, our client Blake Cathey is seeking a variance from the subdivision regulations. The request is to deviate from the requirement to extend public utility service to each lot. Our client has agreed to the development of Townhouses as shown on the PDDH rezoning plan approved July 8`h, 1999. In the approved plan, there are three units (lots) to each building. To avoid meters near the front door of the units and public water under the parking areas, we are proposing the placement of triple meters at one end of each building. The meters would be placed in public utility easements and be accessible for utility personnel. Private water lines would run from the meters to the individual units for service. To date, we are unaware of any opposition to this request from reviewing authorities. Please consider this variance request in the approval of the preliminary plat process.
