Preliminary Plat (prepared by others) for lots 1-5 attached. Preliminary Plat (prepared by UDG) matches the layout approved in the
PDDH rezoning request.
REQUESTED VARIANCES TO SUBDIVISION REGULATIONS & REASON FOR SAME
A variance from the requirement for public water to each lot is being requested Public water service is provided. However, the
interior units (lots) will have private waterlines from the triple meters located at the end of each building to the individual units.
Location of these meters at the ends of each building will prevent meters at their front door and provide better access for utility
personnel.
A variance from the requirement for 50' right of way is being requested for a portion of the proposed public street (Townplace
Drive). Where the street nears the cul-de-sac, there is a curve in the property line. To keep the right of way parallel to the
remainder of the property line, a portion of the proposed right of way is less than 50' (the minimum right of way width is 48.56').
There are no proposed utilities in the narrow portion of the right of way.
