Good Morning! Attached are two files: one is a memo detailing what needs to be submitted for the P&Z
meeting; the other one is staff review comments for the plat. Below are comments from our electrical
division. Please call me if you have any questions.
DelRaye (99-310)
Need a 10 ft easement along the front of all tracts.
Tract A (proposed phase one) show existing overhead electrical line along the back of the slab and any
existing easement. If no easement one needs to be granted.
Reserve Tract C, show existing overhead power line and easements.

Staff reviewed the above-mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. Please
address the comments and submit the following information by Monday, June 21, 10:00
a.m. to be placed on the next available Planning and Zoning Commission meeting
scheduled for July 1, 7:30 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised master preliminary plat; and
The Mylar original of the revised preliminary plat.

(ALL CITY ORDINANCES MUST BE MET)
INCLUDING BUT NOT LHMMD TO THE FOLLOWING:
1. Drawn on 24" x 36" sheet to scale of 100' per inch or larger. Include the words "PRELIMWARY PLAT -
NOT FOR RECORD" in letters 1/2" high. If more than 1 sheet, an index sheet showing entire subdivision at
a scale of 500 feet per inch or larger.
2. Vicinity map which includes enough of surrounding area to show general location of subject property in
relationship to College Station and its City Limits. No scale required but include north arrow.
3. Title Block with the following information:
Name and address of subdivider, recorded owner, planner, engineer and surveyor.
v Proposed name of subdivision. (Subdivision name & stred names will be approved through

Date of preparation. (INCLUDE DATE THE PLAT WAS SUBMITTED AND THE DATES OF

Dear Ms. Morgan:
This letter is in regard to the re-plat of the above-referenced property for which numerous unsuccessful attempts
to contact Ms. Mary Allen, who owns the adjoining property to the south of the referenced tract, have been made
by both my Real Estate Agent and my Legal Counsel. We have received no indication from Ms. Allen or her
Attorney as to her interest in participating in the re-plat. Since we feel we have shown due diligence and
provided ample opportunities to include Ms. Allen, we now request approval to continue with the re-plat of the
property by Mr. David Mayo.

RE: Re-plat of 1.707 acre tract in the Maria Kegans League, A-28, Brazos County, Texas,
and being part of Block 4 of the Harvey Hillside's Subdivision;
Dear Delph:
This letter is a follow-up to our various conversations concerning the above-referenced matter.
Specifically, at the request of the City of College Station, I have made contact with Jay Don Watson, the
attorney for Ms. Allen who is the record owner of a piece of property that adjoins the above-referenced
tract to the south. I have advised Mr. Watson of the request by the City, i.e., that Ms. Allen either join in
the re-plat or provide a letter indicating her choice to refrain from joining in the re-plat. He is familiar
with the property and the options available. I have talked to Mr. Watson on several occasions since your
closing and continue to await a formal response.

Comments regarding the property on SH 30, formerly Jose's Restaurant
Electrical:
• Existing overhead line will be buried and owner pays 20% of the cost.
Planning:
• Currently zoned A-O Agricultural Open
• Has non-conforming status for parking lot (not for continued use as restaurant or any
other commercial use).
• Would not have to bring existing parking area up to code.
• Must meet current parking requirements in terms of number of spaces. (If you need to
add additional parking, that additional parking must meet current ordinance
requirements such as surfacing, curb/gutter etc.)
Building:
• Will need to have an engineer to look at the slab and see what can be used and what
can be added.
Parking:
• Will look at the curb cuts with the redevelopment of the property.
• Will only allow one driveway (prefer location on east side).
Engineering:
• Will need to know how far the building is from the road. (fire lanes may be required
with turnaround).
• Not sure if Jose's was on a septic system or existing sewer line. (existing 15" sanitary
sewer along rear of property)
• Will be required to tie onto public sanitary sewer if not already.
• Platting may or may not be required. The key date is 1970 to see when the 2 acre
parcel was created.

At the time tracts B and C come in for final platting, the property line between
them needs to move so that both sides meet a 7.5' setback, or a side setback
variance is approved.
