Staff performed a formal review of the above mentioned Master Plan. The following is a list of items that need to be addressed on the Master Plan itself and resubmitted for consideration by the Planning and Zoning Commission: _ Since there is more than one sheet, include an index showing the entire subdivision at a scale of 500' per inch or larger. The title block should also say "NOT FOR RECORD" in 1/2" high letters. Clearly show boundaries of zoning districts. The C-1 tract needs to clearly show the required buffer area. Work with staff on the floodplain location. I have scheduled a meeting with Graduate Engineer Jeff Tondre on Tuesday, March 2, 19989 at 8:30 a.m. If this date and time does not work with your schedule, please let me know as soon as possible so that I can reschedule. Provide two private access easements as shown on the attached lot 1, block 1. _ Clarify the parkland dedication information referenced on the application. If a dedication is proposed at some point in the future, show the location on the Master Plan. Complete the attached application. _ Show the thoroughfare locations as per the revised Pebble Hills Master Plan and also shown on the attached plan. This will allow us to identify the cost of the infrastructure in the future. We do not have the engineering estimates for this project. This memo provides a record of the infrastructure acceptance, however, the engineering cost estimates for this infrastructure will be required from Development Services. As requested, staff performed a cursory review of the above mentioned Master Plan. Attached is a list of items that need to be addressed on the Master Plan itself and resubmitted for a formal review by staff. Submit the following information by noon on Wednesday, February 24, 1999 to be scheduled for the Thursday, March 18, 1999 Planning and Zoning Commission meeting: - 13 copies of the revised Master Plan; and, - the mylar original of the Master Plan. Staff also received a final plat and preliminary plat of the 1.75 acre tract at the corner of Greens Prairie and Highway 6 prepared by Garrett Engineering. In order to process all three plats concurrently, the construction documents for all public infrastructure must be submitted by the February 24th deadline. The sewer line will be built to initially provide service to a 1.75 acre tract at the intersection of SH 6 and Green's Prairie Road and ultimately to approximately 60 acres of property. Also attached are two copies of the design report for sewer line. The Engineer's cost estimate for construction of the sewer line is in the design report.
