The purpose of our letter is to request that the following listed
improvements be approved and accepted as being constructed under city
inspection and completed according to plans and specifications as
approved and required by the City of College Station, Texas. This
approval and acceptance by the City is requested in order that we may
finalize any sub-contracts and to affirm their warranty on the work. This
approval and acceptance by the City of the improvements listed below
does hereby void the letter of guarantee for the listed improvements on

a.m. to be placed on the next available Planning and Zoning Commission meeting
scheduled for January 20, 2000, 7:00 p.m. in the City Hall Council Chambers, 1101

Item: Consideration of a Final Plat for Cat Hollow Phase 2 and 3, consisting of
11.54 acres, located across Glenhaven from the existing Cat Hollow Subdivision.
(99-211/99-263)
Applicant: Wayne Cotter for R. W. Cotter Development
Item Summary: The area is zoned R-1, single family residential and shown on
the Land Use Plan as medium density single family residential (3-6 dwelling
units per acre). Phase 2 of the subject property consists of 22 single family
residential lots and a private detention area on 6.54acres (approx. 3 1/3 dwelling
units per acre). Phase 3 is one 5-acre lot currently owned by the Seventh Day
Adventists.
The Final Plat is in compliance with the Preliminary Plat approved by the
Commission on December 2, 1999. Staff recommends approval of the Final
Plat.

Storm drainage system plan with contours, street profile, inlets, storm sewer and drainage
channels, with profiles and sections. Drainage and runoff areas, and runoff based on 5, 10, 25, 50
and 100 year rain intensity. Detailed drainage structure design, channel lining design & detention
if used. One sheet must show the overall drainage layout of the subdivision.
d Detailed cost estimates for all public infrastructure listed above sealed by Texas P.E.
Drainage Report.
Erosion Control Plan (must be included in construction plans).
16. All off-site easements necessary for infrastructure construction must be shown on the final plat with a volume
and page listed to indicate where the separate instrument easements were filed. Separate instrument easements
must be filed prior or concurrently with Final Plat.
