SUBJECT: Alexandria Subdivision, Revised Master Preliminary Plat, Final
Plat Phase 2A and Final Plat Phase 2113
Item:
1. Consideration of a Revised Master Preliminary Plat for Alexandria Subdivision,
consisting of 93.5 acres, located north of Barron Road and west of State Highway 6.
2. Consideration of a Final Plat of Phase 2A of Alexandria Subdivision, consisting of
11.3 acres, located north of Phase 1. (99-178/99-254)
3. Consideration of a Final Plat of Phase 2B of Alexandria Subdivision, consisting of
7.341 acres, located north of Phase 2A. (99-179/99-255)
Item Summary: These are three separate items on which the Commission will need to
take action.
The revision to the Master Preliminary Plat consists of a change in one phase line. The
original Master Preliminary Plat that was approved by the City Council on January 4,
1999, showed the boundary between Phase 2 and Phase 4 as extending along the
western side of the proposed Alexandria Drive to the northern property line. Adjusting
the phase line will allow for all of the greenway areas to be dedicated to the City at one
time with Phase 4. At this time the City is not yet ready to take over maintenance of this
area. The remainder of Alexandria Avenue will also be constructed with Phase 4.
Phase 4 is large enough to support the cost of that piece of infrastructure.
Staff recommends approval of the Revised Master Preliminary Plat of Alexandria
Subdivision.
Both of the Final Plats are in compliance with the Revised Master Preliminary Plat, if
approved, the zoning ordinance and the subdivision regulations. Staff recommends
approval of the plats as submitted 12-6-99.

will be glad to stamp additional plans for your use if needed. (The set you submitted is
approved: however, after our discussion yesterday, they will need to be changed to reflect

SUBJECT: Alexandria Phase 2-A - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. As we discussed
yesterday, a revised Master Preliminary Plat will be required with this phase of
Alexandria showing the new phase lines (more specifically, the Greenway and Storm
Water Detention Area). Please address the final plat comments and submit the
following information by Monday, December 6, 1999, 10:00 a.m. to be placed on the
next available Planning and Zoning Commission meeting scheduled for Thursday,
December 16, 1999, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised final plat;
Ten (10) copies of the revised master preliminary plat;
The Mylar original of the revised final plat with the owner's signature; and,
The Mylar original of the revised master preliminary plat.

Subject: ALEXANDRIA SUBDIVISION PHASE 1 &2A
Hey Natalie,
I have a concern about this subdivision and how the streets are getting named. There was a
recommendation to change the name of MULLINS LOOP SOUTH and MULLINS LOOP EAST. Each
of these streets should have a different unique name. Now on Phase 2A we have just a MULLINS
LOOP. This is very confusing and it violates at least two of our STREET NAME REQUIREMENTS
that we all agreed on. This street does not met the definition of a LOOP and we do not want
trailing directionals in our street names.
Is there something we can do to correct this issue and make it agree with our standards? Was
there a problem with the rename recommendation?

3. Development Permit Fee of $100.00 for both Phases combined since they will be
constructed at the same time,
4. Subdivision Inspection Fee of $300.00 for both Phases combined,
5. Thirteen (13) folded blueline prints of Phase 2-A & 2-13 final plats,
6. Two (2) sets of construction plans for Phases 2-A & 2-13 combined,
7. Two (2) copies of the Drainage Report/Water and Sewer Impact Studies combined,
8. Two (2) copies of the Engineer's Construction Cost Estimate and
9. Copies of Original Paid Tax Certificates submitted 3/99 (5 total) which are still
applicable for 1998 taxes
10. Mylar Original of Master Preliminary Plat along with two (2) staff red-lined comment
prints was delivered to Bridgette George on 11/15/99.
It is my understanding that this plat will be reviewed by the Planning and Zoning Commission
on Thursday, December 16, 1999.
