Staff reviewed the above-mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review and filing of
the plat at the Brazos Country Courthouse.

1. Revamp the vicinity map. It does not clearly orient the subject property to the
City limits.
2. The title block needs to label the plat as amending, otherwise it will be
required to go to the Commission.
3. Show the total area of the plat in the title block.
4. Add floodplain information.

Staff began reviewing the above-mentioned final plat but stopped review due to a major
change needed on the plat. The "original plat" shown on the plat submitted is not the
most current plat. Please make the change and submit the following information for
further staff review:
Two (2) revised plats
Also, the metes and bounds descriptions on the NE boundaries are different on the plats,
please clarify why the difference exists. If you have any questions or need additional

Re: Spencers Cove
In response to your query about the difference in the metes of the Spencer Cove Subdivision, when
comparing the original plat and the resubdivision: the original boundary line roughly paralleled an
existing fence, approximately 3-4 feet off of it. The client has decided to acquiesce in the fence as the
northwest boundary, necessitating these replats, one of which has already been filed.

channels, with profiles and sections. Drainage and runoff areas, and runoff based on 5, 10, 25, 50
and 100 year rain intensity. Detailed drainage structure design, channel lining design & detention
if used. One sheet must show the overall drainage layout of the subdivision.
Detailed cost estimates for all public infrastructure listed above sealed by Texas P.E.
Drainage Report.
Erosion Control Plan (must be included in construction plans).

and page listed to indicate where the separate instrument easements were filed. Separate instrument easements
