Applicant: Mike McClure, P.E. for the City of College Station Phase One of The Business Center at College Station was final platted in September 1993. Since then several replats and amending plats have been submitted. The proposed Replat subdivides Lot 1, Block 3 into two lots of 4.575 and 5.0 acres. The Land Use Plan shows this area to be Industrial R&D, and the property is zoned M-1, Planned Industrial. Sanitary sewer service is required to be extended to Lot 1 B by the subdivision ordinance. The applicant is proposing not to extend sewer service at this time, and has requested a variance. The line is proposed to be installed at the site development stage, rather than at platting stage. Staff would support the variance with the condition that a note stating "Sanitary sewer service was not extended to Lot 1 B, Block 3 with this Replat. Prior to development of this lot, a public Sanitary Sewer Line Extension will be required along Venture Drive" be place on the plat. Staff recommends approval of the replat with the condition of the note regarding sewer service. The Commission has final authority over final plats. The options regarding the plats are approval as submitted, approval with conditions, or denial. Defer action or table only at applicant's request Attachments: 1. Area Map 2. Application 3.
