SUBJECT: Rock Prairie Plaza - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information by Wednesday, August 25, 10:00
a.m. to be placed on the next available Planning and Zoning Commission meeting
scheduled for September 2, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.
Ten (10) copies of the revised final plat; and
The Mylar original of the revised final plat with the owner's signature.

Project: Rock Prairie Plaza
1. Remove the 24' landscape reserve setback line. (It is still required but it
should not be shown on a final plat). The access easement overlaps the
landscape reserve. Be aware that there are restrictions/limitations on the
amount of paved area within the landscape reserve and thus the majority of it
will not be able to be used as an access easement.
2. As this is not a minor plat, remove the signature block for the City Planner
from the plat.
3. The cross hatched area showing Rock Prairie Road right-of-way needs to be
dedicated with this plat and not shown as a future reserve.
4. Include the notation "Final Plat" in the title block area.
5. With respect to access, be aware of the following conditions that were
approved as part of the driveway variance for this site:
a. The driveway on the future Rock Prairie nearest the SH 6 Frontage Road
was approved only if a median was installed in this future roadway.
Without a median, this driveway will not be allowed.
b. The driveway on the SH 6 Frontage Road nearest Rock Prairie was
approved as a right-in right-out only.
6. If the final plat is approved and the eastward extension Rock Prairie Road is
not in place, the site will only have access via a right-in right-out access point
on the SH 6 Frontage Road.
7. The City plans to relocate the TXDOT signal pole as part of the Rock Prairie
Road C.I.P. project. If the developer chooses to construct the section of Rock
Prairie Road adjacent his property prior to the City's CIP project to construct
this roadway, then relocation of the signal pole will be at the cost and
responsibility of the developer.
8. The applicant's letter requesting oversize participation for the 18" waterline
says " the proposed waterline follows north along the frontage road and ends
just inside lot one". Be aware that is the developer's responsibility to extend
the 18" waterline north along the SH 6 Frontage all the way to the future
Rock Prairie Road and then east along the future Rock Prairie Road for the
entire extent of his property.
