AGENDA ITEM NO. 3: Public hearing and consideration of a Conditional Use Permit, site plan
only, for a dance studio to be located in the shared building of ABC Pest Control at 4202 A&B
South Highway 6. (99-716)
Staff Planner Anderson presented the staff report and explained that the use of a dance studio at this
location was approved at the August 5, 1999 meeting. The request is for the approval of a revised
parking lot plan of the ABC Aggieland Pest Control Building. The applicant is proposing to remodel a
vacant lease space on the north side of the ABC Pest Control building for the use of a dance studio.

Item: Consideration of a Final Plat of 4.232 acres, Alexandria Phase 3-A, located west of
Phase 1, which is adjacent to the Springbrook-Oakgrove subdivision. (99-102, 99-238)
Applicant: Michael McClure, P.E. for Edward Froehling
Item Summary: The land use plan shows this area as medium density single-family
residential, with 3-6 dwelling units per acre. This phase has 18 single-family lots, which
translates to approximately 4.25 dwelling units per acre. For parkland dedication for this
phase, the developer has been given credit for previous dedications in Shenandoah Phases
6-10. As per the preliminary plat, an additional 16 acres along Lick Creek will be
dedicated with later phases.
Item Background: Council approved a preliminary plat for this property on January 14,
1999. This final plat is in compliance with the approved preliminary plat.

INFRASTRUCTURE AND FACILITIES
Water: Water is provided by an 8 in. water line along Alexandria Avenue. New
infrastructure will be extended within this subdivision to serve the residential
development.
Sewer: Sewer will be provided by the extension of a 6 in. line from the adjacent
phase.
Streets: Baywood Court will be constructed as a residential street.
Off-site Easements: Not required.
Drainage: A temporary detention pond is being constructed to serve the early
phases of the development. With the phase where Alexandria Avenue crosses
Lick Creek a permanent detention facility will be constructed.
Flood Plain: None in this phase.
Oversize request: None requested.
Impact Fees: N/A
