CONSIDERATION:
In consideration of the sum of TEN AND N01100 DOLLARS ($10.00) and
other good and valuable consideration to the undersigned in satisfaction of
its parkland dedication requirement to Grantee on SHENANDOAH PHASE
6, the receipt of which by Grantor is hereby acknowledged. Grantee, by
acceptance of this General Warranty Deed, acknowledges and accepts the
Property in satisfaction of Grantor's parkland dedication requirement for
SHENANDOAH PHASES 6 through 10 and ALEXANDRIA PHASES 1
through 5..
PROPERTY:
Being all that certain tract or parcel of land, lying and being situated in the
Robert Stevenson League, Abstract No. 54, in College Station, Brazos
County, Texas, and being a portion of the 87.888 acres of land conveyed to
Edward Froehling by James D. Ingram, III, et al in Volume 2986, Page 201,
of the Official Records of Brazos County, Texas, (O.R.B.C.), and being
more particularly described by metes and bounds in Exhibit "A" attached
hereto and incorporated herein.
RESERVATION FROM AND EXCEPTIONS TO
CONVEYANCE AND WARRANTY:
1, Deed of Trust dated July 17, 1998, executed by Edward Froehling to
Joe G. Salvato, Trustee, securing the payment of a note of even date
therewith in the principal sum of $1,301,788.00, payable to First
American Bank, SSB, said Deed of Trust being recorded in Volume
3193, Page 172 of the Official Records of Brazos County, Texas.
2, Easement dated April 17, 1974, executed by Boswell Porter,
Trustee, to City of Bryan, and recorded in Volume 327, Page 164 of
the Deed Records of Brazos County, Texas.
3, Easement dated April 17, 1974, executed by Boswell Porter,
Trustee, to City of Bryan, and recorded in Volume 327, Page 187 of
the Deed Records of Brazos County, Texas.
4. Easement in judgment - Cause #129-A, styled City of Bryan vs. I.S.
Brochstein, et al., dated September 9, 1971, recorded in Volume
298, Page 357 of the Deed Records of Brazos County, Texas.
5, Easement dated February 10, 1982, executed by E. Boswell Porter,

GRANTOR, for the consideration and subject to the reservations from and exceptions to
conveyance and warranty, GRANTS, SELLS, and CONVEYS to GRANTEE the property,
together with all and singular the rights and appurtenances thereto in any wise belonging,
to have and hold it to GRANTEE, GRANTEE's successors and assigns forever.
GRANTOR bind GRANTOR and GRANTOR's heirs, executors and administrators, to
warrant and forever defend all and singular the property to GRANTEE and GRANTEE's
successors and assigns against every person whomsoever lawfully claiming or to claim the
same or any part thereof, except as to the reservations from and exceptions to conveyance
and warranty.
When the context requires, singular nouns and pronouns include the plural.

8.069 Acre Tract
Being all that certain tract or parcel of land, lying and being situated in the ROBERT STEVENSON
LEAGUE, Abstract No. 54 in College Station, Brazos County, Texas and being a portion of the
87.888 acres of land conveyed to Edward Froehling by James D. Ingram III, et al in Volume 2986,
Page 201 of the Official Records of Brazos County, Texas (O.R.B.C.) and being more particularly
described by metes and bounds as follows:
BEGINNING: at a found 1/2-inch iron rod marking the south comer of the Resubdivision of
Shenandoah, Phase One subdivision as recorded in Volume 2355, Page 215, said iron rod also being
in the northeast line of the said 87.888 acre tract;
THENCE: S 44° 3324" E along the said northeast line for a distance of 625.68 feet to a set 1/2-inch
iron rod for corner, from whence a 1/2-inch iron rod found marking the most easterly corner of the
said 87.888 acre tract bears S 44° 33'24" E at a distance of 970.44 feet;
THENCE: into the interior of the said 87.888 acre tract for the following nine (9) calls:
1) S 45° 26'36" W for a distance of 215.14 feet to a 1/2-inch iron rod set for corner,
2) S 59° 04'40" E for a distance of 68.92 feet to a 1/2-inch iron rod set for comer,
3) S 30° 55'20" W for a distance of 38.69 feet to a 1/2-inch iron rod set for corner,
4) N 72° 03' 21" W for a distance of 43.31 feet to a 1/2-inch iron rod set for comer,
5) S 45° 26'36" W for a distance of 196.01 feet to a 1/2-inch iron rod set for corner,
6) N 44° 33'24" W for a distance of 768.35 feet to a 1/2-inch iron rod set for the Point of
Curvature of a curve to the right,
7) 39.27 feet along the arc of said curve having a central angle of 90° 00'00", a radius of
25.00 feet, a tangent of 25.00 feet and a long chord bearing N 001 26' 36" E at a
distance of 35.36 feet to a 1/2-inch iron rod set for the Point of Tangency,
8) N 45° 26'36" E for a distance of 324.87 feet to a 1/2-inch iron rod set for the Point of
Curvature of a curve to the left and
9) 101.46 feet along the arc of said curve having a central angle of 000 23' 12", a radius of
15035.00 feet, a tangent of 50.73 feet and a long chord bearing N 45° 15'00" E at a
distance of 101.46 feet to a 1/2-inch iron rod set in the common line of the
beforementioned 87.888 acre tract and the southwest line of the said Resubdivision of
Shenandoah, Phase One;
THENCE: S 44° 33'24" E for a distance of 130.01 feet to the POINT OF BEGINNING and
containing 8.069 acres of land, more or less.
