❑ Storm drainage system plan with contours, street profile, inlets, storm sewer and drainage
channels, with profiles and sections. Drainage and runoff areas, and runoff based on 5, 10, 25, 50
and 100 year rain intensity. Detailed drainage structure design, channel lining design & detention
if used. One sheet must show the overall drainage layout of the subdivision.
❑ Detailed cost estimates for all public infrastructure listed above sealed by Texas P.E.
❑ Drainage Report.
❑ Erosion Control Plan (must be included in construction plans).
16. All off-site easements necessary for infrastructure construction must be shown on the final plat with a volume
and page listed to indicate where the separate instrument easements were filed. Separate instrument easements

1. ;Description of PropD rty
Pboh's Park Development, Ltd., a Texas Limited Partnership, acted for by its General
Partner, Dondaco, Inc., is the owner in fee simple of real property as described in the attached
metes and bounds description in Exhibit A, and indicated on the accompanying plat as set forth
on Exhibit B, located in Brazos County, Texas, and described as a 1.8278 acre tract out of the
Morgan Rector League, Absiract No. 46, College Station, Brazos County, Texas and being a
portion of a called 14.7412 acre tract.
2. Dedication
Pooh's Park Development, Ltd., by this instrument, offers to dedicate, and the City of
College Station, does hereby accept the dedication of, the described land in Exhibit A to the
publicingeneral, for use as r floodway, for drainage improvements, including a 20 foot
reservation area adjoining the floodway for a walk-way, sidewalk, and pedestrian use by the
public.. Owner intends, and has agreed with the city authorities, that the City of College Station,
at its own expense, will mairtain and improve the property as appropriate for flood control and
management through the construction, maintenance, and installation of drainage control as
determined by the City of College Station, and as to the minimum reservation area, through the
installation; maintenance, and construction of benches, walkways, and pathways, so that the 20
foot reservation area may be used by pedestrians and the residents of this city as a place for
walking and recreation. Owner places the following limitations upon use of the land: No
buildings' or roads will be nstructed in the dedicated area except for one maintenance access
area reasonably necessary foK the proper maintenance of the dedicated area and any
improvem. ents that are permitted, and any roadway and/or bridge structure for the extension of
George Blush Drive East ove Wolf Pen Creek. The dedicated property shall not be used for
commercial purposes. Access to the dedicated property by adjoining landowners shall be
permitted as reasonably necessary for such landowners to maintain, repair, replace, and/or
improve any retaining wall or other structure or improvement adjoining the dedicated area.
3. Reservation of Minerals
Owner conveys, by this dedication, only easements in the dedicated land and for the
stated public use. All other interests and title not inconsistent with the stated public purposes are
reserved in:the owner; specifically including, but not limited to, the mineral rights in and to the

4. Release of Owner's! Obligation
Owner dedicates this; property in full compliance with a Development Agreement entered
into between Owner and the?City of College Station, pursuant to a Development Agreement
dated February 11 1997, specif cally including paragraphs 1,2 & 3 therein. Owner shall not be
obligated by this dedication to construct, install or maintain. any improvements in or to the
dedicated areas, or to maintain the dedicated area. Owner makes no representation, promise or

Project: Wolf Pen Plaza, Final Plat
/1 • Per the condition of approval required by the Planning and Zoning
Commission, add a note to the plat indicating that direct access to Texas
Avenue or Holleman Drive from Lots 1 and/or 2 of Wolf Pen Plaza will not be
permitted.
2. Per the Pooh's Park Development Agreement, show the location of the
maintenance easement to the minimum reservation area as reflected on the
site plan. In addition, add an easement on the plat which coincides with the
travel aisle in the parking lot from Texas Avenue to the point in the parking
lot where the 10 maintenance easement will be constructed to the minimum
reservation area.
/3. This section of the sanitary sewer line should be private and not contained
within an easement.
,44. This sanitary sewer easement needs to be 15 feet wide instead of the 10'
width shown.
5. Please clarify. Note indicates flood "line". Is this the limits of the 100 year (4,,e,~
