Item: Consideration of a Final Plat of 17.793 acres for the Dawn's Meadows Subdivision located
in the ETJ (Extra-Territorial Jurisdiction) of the City of College Station at the southwest corner of
the intersection of State Highway 30 and Roan's Chapel Road (99-308).
Applicant: Brad Kerr for Jerry W. Merker
Item Summary: This property is located in the City of College Station's ETJ (Extra-Territorial
Jurisdiction) at the southwest corner of the intersection of State Highway 30 and Roan's Chapel
Road. The applicant is proposing to divide the property into 8 lots. A house currently exists on
the proposed Lots 2, and a metal building exists on Lot 3. Lots 1-3 will take access off of State
Highway 30, and Lots 4-8 will take access off of Roan's Chapel Road.
This area is not included in the cities Land Use Plan. The average lot size is 2.09 acres with the
smallest lot being 1.1886 acres. The Thoroughfare Plan does not show any thoroughfares crossing
the subject tract. Right-of-Way (R.O.W.) dedicated is being shown for Roan's Chapel Road.
Item Background: The Preliminary Plat for this subdivision was approved by the commission on
July 15, 1999. This Final Plat matches the approved Preliminary Plat.

INFRASTRUCTURE AND FACILITIES
Water: Water will be provided by Wixon Water Supply Corporation
Sewer: Lots will have private septic systems that will have to meet county and state
regulations.
Streets: Along the length of the property, 35 feet of additional Right-of-Way (R.O.W.)
will be dedicated for Roan's Chapel Road (a total of 1.05 acres). This is being done to
bring the R.O.W. width up to 70 feet to meet county roadway standards.
