Item: Consideration of a Final plat within the city limits of 2.37 acres containing one common
lot and seven building pad lots at 3400 Longmire Drive between Ponderosa Road and Rock Prairie
Road; and a variance for not extending public utilities to the individual pad lots. (99-20~

Item Summary: The request is for a re-subdivision of Ponderosa Place Section Two Tract B2
into one common lot and seven building pad lots with a total area of 2.37 acres. The re-
subdivision is located at 3400 Longmire Drive between Ponderosa Road and Rock Prairie Road.
The pad lots will be sold to individuals with a common lot for parking, ingress, egress and drainage
easement.
A variance has been requested to not extend public utilities to the individual lots, but instead to
have private service extended through the common lot to serve the individual lots. With approval
of this variance, no public .infrastructure will be required as part of this re-subdivision. The need
for extension of infrastructure to serve for fire protection will be determined at site plan stage.
Item Background: The parent tract was originally subdivided in February 1982, and Tract B was
re-subdivided in August 1996 into the current configuration.
Budgetary & Financial Summary: Not applicable
Staff Recommendations: Staff recommends approval as submitted with a variance to the
requirement to provide public utilities to each individual lot, and with the condition that a private
drainage easement be provided on tract 2B.

options regarding the final plat are approval as submitted, approval with conditions, or denial.

INFRASTRUCTURE AND FACILITIES
Water: Water is available to the common lot along Longmire Drive. The applicant has
requested a variance to provide private water service to the seven pad lots. As noted on
the plans, maintenance of utility lines in the common lot will be the responsibility of the
individual lot served.
Sewer: Sanitary sewer is available to the common lot along Longmire Drive. The
applicant has requested a variance to provide private sewer service to the seven pad lots.

Streets: No street extensions are proposed with this re-subdivision. Sidewalks were
required along Longmire at site plan stage.

Drainage: Detention will be determined at the time of site plan review. There should
