Two minor arterials are reflected to eventually connect SH 6
to Rock Prairie and Greens Prairie respectively. Spearman
acts as one arterial and will bound the Business Park on the
north to Marsh and will then be offset to eventually tie to the
Pebble Creek Subdivision. The other arterial will be to the
south of the Business Parkas was discussed during the Master
Plan of Pebble Creek Subdivision.
No conflict. Staff is working with consultants and adjacent
developer to provide sidewalks and bikeways connecting open
spaces in the Business Park with the adjacent residential area.
Water: Water will be extended as part of this development. An 18" line is existing at
the corner of Enterprise and Lakeway Drive.
Sewer: Sewer will be extended as part of this development. A 12" line is existing to
the southeast of this property on the Pebble Creek development.
Streets: This plat is bounded on the west by S.H. 6 and on the north by the existing
roadways of Marsh and Spearman Drive as they are currently named.
Flood Plain: Floodplain is located on the property and will be used as a greenbelt area..
Proposed Public Improvements: Streets, water, sewer, and storm drainage.
Easement Dedications: As shown on the plat.
Sidewalks: Sidewalks are proposed on both sides of all streets within the landscape
easement. See attached memo for further information on this item.
STAFF COMMENTS /RECOMMENDATIONS
A presubmission Conference was held for this Plat on September 1, 1993. All comments made
at that time have been addressed on the plat. Staff recommends approval.
