ITEM: Consideration of a Final Plat of College Station Business Center, Phase One, located
on S.H. 6 just south of the intersection of Greens Prairie Road and S.H. 6. (93-229)
ITEM SUMMARY: This plat subdivides a 90.475 acre tract into 5 lots for business park
usage. This tract is zoned as M-2 Planned Industrial and is in compliance with our land use
plan and development policies. Proposed improvements consist of streets, water, sewer, and
storm drainage. Sidewalks are proposed on both sides of all streets within the landscape
easement. The Subdivision Ordinance requires sidewalks to be placed within the rights-of-
way unless an exemption is granted by the City Council. The intent is to provide these
sidewalks in areas that will allow greater flexibility for the location of utilities by allowing
more space to avoid conflicts and provide greater aesthetic consideration for the area. The
Planning and Zoning Commission heard this item at their September 16, 1993 meeting and
recommended approval with the requested sidewalk variance.
FINANCIAL SUMMARY: As discussed previously with the Business Center presentation.
STAFF RECOMMENDATION: Staff recommends approval.
CITY ATTORNEY RECOMMENDATION: N/A
COUNCIL ACTION DESIRED: Approve or deny plat and direct staff with the requested
variance.

SUBJECT: FINAL PLAT - College Station Business Center
Phase Une (93-229)
A Presubmission Conference was held on September 1, 1893 to review
the subject plat. The Pro.iect Review Committee and staff recommend
approval of the plat with the following conditions:
_____. Change the wording of the "3U' Landscape. Access and
Underground Utility easement° to indicate "3U' Landscape,
Access and Public Underground Utility Easement".
___.__ Include a detail circle or something to clarify the note "25'

Fire Hydrants can be located at 600 foot intervals along the
streets, but interior lot coverage will be required at site
plan review on a case-by-case basis.
