Ordinance Requirements:
Pro~ide a 5' public utility easement on lot 2, between lots 2 and 3 for street light
servIce.
Indicate that the 10' easement to the rear of block 2 also continues along the
rear of block 1.
Note the width of the easement is 20' behind lots 1, 2, and 3.
Remove the 15' building line along lots 1 and 7 of block 1.
Remove the term "private access" from the 30' private access, drainage and utility
easement located along the rear of lot 1, block 2. The access easement should be
relocated to the east to align with the adjacent 50' access easement on the
Southwood Holdings Subdivision. For Commercial reserve tract of lot 1, block 2,
the two access points allowed will be off of Rio Grande Boulevard and the shared
drive with the adjacent Southwood Holdings tract. No access will be allowed to
Rock Prairie Road.
Note that access to lots 1 and 7 of block 1 IS prohibited from Rio Grande
Boulevard.
Comments/Concerns:
Staff determined that since the proposed final plat is identical to the approved
preliminary plat, a formal PRC meeting is not required. As long as the applicant
can turn in the revised final plat by Thursday, June 30, 1994, it will be scheduled
for Planning and Zoning Commission consideration on Thursday, July 7, 1994 and
City Council consideration on Wednesday, July 20, 1994.
