The comprehensive plan specifies high density single family development. Due to
changes in the development patterns of the area. with proposed and existin multi-
family development, we believe that the inclusion of .high density single family
development on this corner parcel would not be appropriate.

The proposed develo merit involves the assemblage of four parcels allowing the
land to be developed as one cohesive project as opposed to four independent
developments that could happen over an extended period of time This would
also allow for one large series of infrastructure improvements such as the Luther
