List the changed or changing conditions in the area or in the City which make this zone change necessary. The land was previously owned by College Station Independent School District, The 10-acres was purchased by metes & bounds and never platted. Since the school district can be classified as a non- conforming-use, a zone change was never requested. Lots 19 & 20 of Sandstone were platted in large lot sizes because at that time it was not known how they were to be subdivided. We are requesting the zoning of A-OR which will harmonize with adjoining subdivisions. Each lot will be a minimum of one acre in size. Sandstone and Foxfire are larger than the 100 acres as set out in the subdivision regulations and we believe the intent to harmonize the neighborhood will be maintained by including this 14+ acre tract. Lot 19 is owned by the City of College Station and is developed as a non- lighted neighborhood park. 2. Indicate whether or not this zone change id in accordance with the Comprehensive Plan. If it is not, explain why the Plan is incorrect. Lot 20 is currently zoned A-O and we feel that the A-OR zone is in compliance according to the Comprehensive Plan. 3. List any other reasons to support this zone change. This will be the last area in Sandstone to be developed. There are existing subdivision restrictions that are to be met or exceeded. An example would be: • Lots 1-8, Block 2 may not be subdivided, lot 9 may be upon architectural committee approval. • A minimum of 3,000 SF instead of 1,600 SF. • A second architectural committee, on the exceeded requirements only. We realize the city does not enforce deed restrictions but it is our intent to harmonize and be a part of the Sandstone neighborhood. The street sections are to be as a rural street and ditch section. Although, we will use the ditch sections, it is our intent to install concrete streets. We respectfully request your approval to both our zone request and plat.
