REZONING SUPPORTING INFORMATION
1. List the changed or changing conditions in the area or in the City which make this zone change
necessary.
This 7.16 acres is unplatted and is still shown as AO-Zoned. The land immediately to the north is zoned,
developed and built as R-2, duplexes. The land across Holleman and east of this property is zoned R-5 and
is currently being developed and constructed as apartments. The land to the west and abutting this tract is
built as apartments, Waldon Pond Apartments.
We are requesting an R-2 zoning on approximately 5-acres and C-1 on approximately 2-acres. The five
acres would start at Southwest Parkway and go east to the proposed C-1 zoning. The R-2 is adjacent to
existing R-2 and abutting 2-tracts of R-5. Therefore, we feel the requested R-2 zone is within the intent of
the zoning plan and policy.
The 2-acres at the corner of Holleman and FM 2818 is at a major intersection and conforms to policy and
intent of the zoning plan
2. Indicate whether or not this zone change id in accordance with the Comprehensive Plan. If it is
not, explain why the Plan is incorrect.
Based on discussions with the staff and existing uses, we feel our request is in accordance with the
Comprehensive Plan.
3. List any other reasons to support this zone change.
In our request of R-2 & C-1 and in complying with the comprehensive plan we feel the Development of
this tract will compliment existing zones and uses. We also feel the supply and demand that exist in College
Station along with the location that does not have the presence of controversy further showing reason to
approve our request for R-2 & C-1 Zoning.
The applicant has prepared this application and supporting information and certifies that the facts stated
herein and exhibits attached hereto are true and correct. IF APPLICATION IS FILED BY ANYONE
OTHER THAN T O OF THE PROPERTY, APPLICATION MUST BE ACCOMPANIED BY
