Jones Survey, AbsVact No. 148, Brazos County, Texas, and being all of fthe called 1 acre -Tract 5 described In the deed from Gus EII'~s and Ruth Ellis to Gus E11Is, Trustee of the Gus Ellis and Ruth Ellis Family Trust as recorded in Volume 1573. Page 247, of the Official Records of Brazos County, Texas, and Bald 1.06 acre tract being more particularly described as follows: BEGINNING at the south corner of the beforemsntioned 1 acre tract to the northwesterly right-of-way line of Farm to Market Road No. 60 (original 100' r)ght- of-wayl, now known as Raymond Stotzer Parkway, from with a Y:' Iron rod found bears N 77° 50' 19' W - 0.37 feet; • THENCE N 45° 11' 00" W along the southwest line of the beforementioned 1 acre tract, same being the northeast Tine of the 0.772 acre tract described In Volume 1934, Page 348, of the Official Records of Brazos County, Texas, for a distance of 283.77 feet to a Y=" iron rod found marking the west comer of the 1 acre tract in the northwest line of the beforementianed J. H. Jones Survey, A-148, same being the southeast Tine of the J. H. Jones Survey, A-26, from which a 4' creosote post fence corner bears S 66° 50' 19' E - 0.9 feet and •a concrete monument found at a 6' creosote post fence corner bears S 45° 40' 46` W - 5 6.34 feat; THENCE N 45° 00' 00" E along the northwest line of the beforementioned 1 acre tract, same being the common line between the beforementioned Jones' Surveys, for a distance of 152.00 feet to a Ya' iron rod found marking the north corner of the 1 acre tract, from which a 4" creosote post fence corner bears S 59° 48' 13" E - 2.0 feet; THENCE S 45° 11' 00" E along the northeast line of the beforementloned 1 acre tract, same being the southwest line of the 1,77 acre tract described in Volume i 710, Page 323, of the Official Records of Brazos County, Texas, for a distance of 322.04 feet to the east corner of the 1 acre trace In the northwest right-of-way Ilne of FM No. 60 -Raymond Stotzer Parkway- same being In a curve, concave to the southeast, having a radius of 11,509,16 feet, from which a Y:" Iron rod found bears S 45° 11' 00" E - 0.52 feet, and a 4" creosote fence post bears N 76° 52' 51' W - 8.2 feet; Southwesterly alone the northwest right-of-way line of f=M No. 60 - Raymvnd Stotzer Parkway, along Bald curve for an arc length of 156.86 feet to the PLACE OF BEGINNING, (the chord bears S 59° 07' 17" W - 156.86 feet), containing 1.06 acres of land, more or less. Basis of bearings is the monumented northwest One of the called 1 acre -Tract 5, Votume 1573, rage 247, of the Official Records of Brazos County, Texas. Record bearing = N 45° E.
