HomeMy WebLinkAboutField NotesFIELD NOTES WOODCREEK SECTION EIGHT 3.767 ACRES Being all that certain tract or parcel of land .lying and being situated in the THOMAS CARUTHERS LEAGUE, A-9 in College Station, Brazos County, Texas and being a portion of the tract of land called 2132 Acres out of Tract No. S, said Tract No. 5 being part of the 88.52 acres conveyed by the Federal Deposit Insurance Corporation (FDIC), in its oapacity as Liquidator of the First Bank & Trust, Bryan Texa to TAC REALTY, INC. by Special Warranty Deed Volume-1157, Page 194 of the Official Records of Brazos County, Texas and being more particularly described by metes and bounds as follows: BEGINNING: at a found 1/2-inch iron rod marking the common south corner of Lots 13 and 14, Block Twelve, Woodcreek Section Three, as shown by plat recorded in Volume 958, Page 797 of the Official Records of Brazos County, Texas; THENCE: S 44° 21' 22" E along the lower northeast line of the said 21..32 acre tract, said line also being the southwest line ofthe Robert E. and Marguerite H. Carroll tract as recorded in Volume 1 O5, Pagel 14 and Volume 122, Page 636, of the Brazos County Deed Records'for a distance. of 352.26 feet to a found 1/2-inch iron rod for corner; THENCE: S 33° 41' S7" W continuing along the commonline of the said 21.32 acre tract. and the. Carroll tract for a distance of 324.26 feet to a found 1/2-inch iron rod for corner, said iron rod also marking the east corner of a 1.00 acre T.A.C. Realty, Inc. tract as described in Volume 1295, :Page 98 of the Official Records of Brazos County, Texas; THENCE: N 84° 0T 02" W along the common line of said 21.32 acre and 1.00 acre tracts for a distance of 274.21 feet to a set 1/2-inch iron rod in the southeast right-of--way line. of Stonebrook Drive (based on a 60-foot wide public dedication recorded in Volume 1308, Page 281; THENCE: N OS° 52' S8" E along the said line of Stonebrook Drive for a distance of 425.97 feet to a set 1/2-inch iron rod for the Point of Curvature of a curve to the left; THENCE: 60.96 feet along the arc of said curve having a central angle of 02° 32' 39", a radius of 1455.99 feet, a tangent of 32.33. feet and a long chord bearing N 04° 45' 21 " E at a distance of 64.65 feet to a found. l/2-inch iron rod. for corner; THENCE: N 88° 02' 22" E for a distance of 157.48 feet to the POINT OF BEGINNINGS and containing 3.767 acres of land, more or less.
