DL Ventures (Allr. Darrell Grein} would like to meet with the residents of Raintree. and other concerned neighborhoods to discuss-this new plan, Tuesday, February 29 at 7:00 p. m. The new plan -calls for the same town. homes at the. end. of Appomattox to be built, but the high density, multifamily units on the large area of the land closer to the bypass would now be designated as a "Retirement.Community".with onsite dining and health care. The layout of the buildings wi(I remain the same as in the prior rezoning request that was denied by the commission and the City Council No other apparent changes to he plan .have- been made. The Raintree Neighborhood Association would like to encourage everyone to try to come to this meeting to ask questions and voice your concerns. We appreciate your attendance at the meetings last year regarding this same rezoning effort, .and just .ask that you continue to stay involved so we can ensure the best use of the land surrounding our neighborhood. This district. is designed to provide sufficient, suitable residential neighborhoods, protected from incompatible uses, provided with necessary facilities and services. It may also include those areas mentioned in Section 5 above. This district is designed to promote orderly, timely, economical growth and to recogr-ize current conditions. It is a reserved area in which the future growth of the City can occur. Proposed .PDD-H Planned. Development - Housin PURPOSE: The. Planned Development Districts (PDD) accommodate proposals for the same or similar uses to be developed as integrated units such. as offices, commercial or service centers, shopping centers, industrial uses, residential developments or proposals where any appropriate combination of uses which may be planned, .developed or operated as integral land use units .either by a single owner or a combination of owners. A PDD may be used to permit new or innovative concepts in land utilization not permitted by other zoning districts do not easily accommodate. While greater flexibility is given to allow special conditions or restrictions which would not otherwise allow the development to occur, procedures are established to insure against misuse of increased flexibility.
