Ordinance No, 1638 (the Zoning'Ordinance) requires the applicant to furnish the following
information:
The application. will NOT be considered complete without the following information:
1.) List the changed or changing conditions in the area or in the City which make. this zone change necessary.
,The existing adjacent Commercially developed. property hinders the successful development of the subject tract as R 1 Single Family
residential.
2.) Indicate whether or not. this zone change is in accordance with the Comprehensive Plan. If it is not, explain
why the Plan is incorrect.
The proposed zone change is not in accordance with the Comprehensive Plan, however, the Comprehensive Plan is incorrect. Two surrounding
properties (to the north and west) are shown on the Comprehensive Plan as SF high density residential. However, these two properties are zoned as
C-l General Commercial and R-6 Apartment High Density. To be consistent, the two properties should shown as SF Medium Density Residential
(3-6 DU/acre) on the Comprehensive Plan. However, this property is zoned R-lA be reflected as Retail and Residential Attached oy~ the
Comprehensive Plan. Additionally, the surrounding property to the south is (allowing 10 DU/acre). To account for the existing zoning, the
Comprehensive Plan should reflect this property as Residential Attached (10-20 DU/acre).
3.) List any other. reasons to support this zone change.
The proposed rezoning would provide a transition between existing surrounding Commercial and High Density Single Family
residential properties, and the existing R-1 properties.
