In the "budgetary" section of the rezoning staff report, it references a development agreement for Jones-Butler through the :entire parent #ract: The preliminary plat staff report references a development agreement 8 this developer paying. for Jones-Butler only through his 46 acre .piece.. He just wanted to make. sure it was clear that all they were willing to .pay for was through the 16 acre Fairfield tract. told him that I would e-maityou so that it was-clear in the staff presentation. The notice shows 9.94 acres to be rezoned. Our map and field notes are for 8J2 acres (omitting the triangular tract at the south end). We had the application filled out for fhe 9.94 acres and only discovered Edsel Janes wanted to keep R-1 zoning on the triangular tracf at our meeting with you and Pau! Johnston on Friday 2/19/99 prior to our 2/24/99 submittal. Paul had taken the applications to get Mr. Jones signature,. and. none of us caught fhe acreage discrepancy. on the. application. Attached is a copy of the application with .fhe appropriate changes to match the map and field note exhibits. Please /ef me know if this is a problem or if we need to provide anyfhing else. Natalie Ruiz, Development Coordinator SUBJECT: Wolf Pen .Plaza -Approved Landscape Plan (99-38) We have approved the .landscape plan for the Wolf Pen .Plaza shopping center currently under construction. I did want to make you aware of a staff concern pertaining to large truck access in the rear. of the building on the George Bush East side. When the final plans were reviewed for compliance, there was a change in this area that was not designated on the plan as a change (i.e., it wasn't "bubbled" or pointed out that it had changed significantly from the last staff review). We wiU honor the final approved plans. However, we wanted to let you know that according to our turning. templates, it will be difficult :for 18-wheelers with a wheel base of 50 or 60 to maneuver the entrance on George Bush and continue around the back of the building. Also, on sheet L-6, a double check valve is referenced in the Irrigation Legend. You must install a Pressure Vacuum Breaker (PVB) or a Reduced .Pressure (RP) device. The device must be tested upon installation with a test report sent to the local water purveyor. If you-have. any questions about the backflow preventer, please contact Rob Werley at (979) 764-3660. I have one copy of the approved landscape plan for your records that I wi11 forward in the mail along with this original memo. If you have any additional questions, please give me a call at (979) 764-3570.. Thank yota.
