ORDINANCE NO. 2335
AN ORDINANCE VACATING AND ABANDONING A 3.097 ACRE TRACT, BEING THE
PUBLIC RIGHT-OF-WAY FOR NORTH GRAHAM ROAD, LOCATED ALONG THE
CRAWFORD BURNETT LEAGUE, A-7 AND ROBERT STEPHENSON SURVEY, A-54
LEAGUE LINES, IN THE CITY OF COLLEGE STATION, BRAZOS COUNTY, TEXAS
BETWEEN WELLBORN ROAD AND VICTORIA AVENUE.
WHEREAS, the City of College Station has received an Application for the Abandonment of a
3.097 acre tract, being the public right-of--way for North Graham .Road, located along the
Crawford Burnett League, A-7 and Robert Stephenson Survey, A-54 League lines, in the City of
College Station, Brazos County, Texas between Wellborn Road and Victoria. Avenue, said public
right-of--way being more particularly described in Exhibit "A" attached hereto; and
.WHEREAS, on January 18, 1993, the City of College Station entered into a development
,agreement with Begonia Corporation in which the City agreed to abandon North Grahame Road
;between Victoria Avenue and Wellborn Road as part of the Edelweiss Subdivision Master Plan;
WHEREAS, on June 11, 1998, the City Council of the City of College Station, Texas heard the
application from Begonia Corporation for the vacation and abandonment of North Graham Road
between Victoria Avenue and Wellborn Road in the City of College Station, Brazos County;
NOW, THEREFORE, be it ordained by the. City Council of the City of College Station, Texas,
that the public right-of-way for North Graham Road, located along the Crawford Burnett League,
A-7 and Robert Stephenson Survey, A-54 League lines, in the City of College. Station, Brazos
County, Texas between Wellborn Road and Victoria Avenue, -being more particularly described in
Exhibit "A" attached hereto, be abandoned and vacated.

3.097 ACRES
Being oil that certain tract or parcel of land ly(ng and being situated in the CRAWFORD $URNETT
LEAGUE, A-7 and the ROBERT STEPHENSON SURVEY, A-54 (n College Station, Brazos County, Texas
and being all of the fenced right-of-way of a rood commonly known as 'North- Graham Rood extending from
the northeast right-of-way lane of F.M. 2154 (Wellborn Road) to the southwest lime of Victoria Avenue and
being more particularly described by metes .and bounds os foHowa:
BEGINNING: at a found 1/2-inch Aron rod rnorking the northeast corner of tot 1, Block °A" of Devonshire,
Phase One Addition as recorded in Volume 1986, Page 1.57 of the Official' Records of Brazos County
O.R;B.C.), said corner also marking. the intersection of the southwest right-of-way Ilne of Victoria Avenue
~baaed on the 70-foot width described In Volume 1-054, Page .373) and the northwest Ilne of the.
beforementioned North Graham Road right-of-way;
THENCE: S 45' 31' 33" E along the southwest line of Victoria Avenue for o distance of 96.08 feet to 0
found t/2-1nch iron rod marking the north corner of Edeiwelss Eatatea, Phase 4-A Addition as recorded (n
Volume 2586,. Page 33, Bald iron rod also marking the intersection of the southeast fenced line of acid North
Graham Road right-of-way,
THENCE: along said southeast fine of North' Graham Road for the following four (4) calls:
1. S 59° 01' 49' W for a distance of 39.45 feet to a set 1 /2-inch (ran rod,
2. S 43° 12' 03~ W for a distance of 361.08 feet to a set 1/2-inch iron rod,
3. S 41° 36' 1T W for a distance of.1549.71 fast to a fence corner marking the north corner
of the Herb L Fedora, et ux tract called 1.25 acres described In Volume 227, Page 500 of the
Brozos Count, Oeed Records and
4. S 40. 55' 29 W along the northwest Ilne of sold Fedora .tract for a distance of 248.98 feet
to a fence corner at the intersection of said North Graham Road Ilne and the northeast right-of-
way Ilne of F.M. 2154 (Welibom Road);
THENCE: N 47° 03' S8` W oiong the northeast Ilne of F.M. 2154 (Wellborn Road) for a distance of
70.98 feet to 0 1/2-inch iron rod set for corner, said Iron rod also marking the south comer of the Ueven J. Van
Riet, Trustee 132.508 acre residual tract as described an Volume 864, Pgge 818;
THENCE: N 42. 03' -03" E along the northwest Ilne of said North Graham Rood as fenced for a d(atance
of 969.01 feet to a found i/2-inch Aron rod,markinq the south corner of fdelweisa Avenue (based on a 60-foot
width as described In the Edeiwelss Eatatea, Phase Eigfit plat rocorded In Vdume 2900, Page 119, O.R.B:C.);
THENCE: N 42. 03' 03` E for a distance of 447.92` feet to a found 1/2-1nch iron rod and
N 43. 16' 09` E for a distance of 200.22 feet along. said Edeiwelss Estates, Phase Eight
Addition to a found 1/2-inch iron rod for corner;
THENCE: N 47. 0T 31" W for a diatonce of "9.58 feet oiong the northeast line of sold Edeiwelss Eatatea,
Phase Eight to a found 1/2-inch Iron rod marking the south corner of the beforementloned Devonshire, Phase
One Addition;
THENCE: N 42° 31' S5' E oiong the southeast line of said Oavonshire, Phase One for a diatonce of
557.99 fast to a found i/2-Inch Iron rod for the Point of Curvature of o curve to the left;
THEN;.'E: 39.78 feet along .the arc of said curve having a central angle of 91° 10' 35~, a radius of 25.00
feet, a tangent of 25.52 fast and a long chord bearing N 03° -03' 23 W at o distance of 35.72 feet to the
POINT OF BEGINNING-and contalning 3.097 acres of land, more or less.
