PETITION ,FOR DE-ANNEXATION
TO THE HONORABLE CITY COUNSEL, MAYOR AND CITY SECRETARY OF THE CITY
OF COLLEGE.. STATION:
COMES NOW,. THE `PEBBLE CREEK DEVELOPMENT COMPANY, a Texas
Corporation and Petitioner herein., by and through .Richard C.
Baldwin-it's attorney of record, who files this it's PETITION FOR
DE-ANNEXATION and for cause would'show as follows:
T.
The Pebble Creek Development Company owns certain properties
recently annexed-by the City of College.
II.
Said properties are generally located near the southern limits
of the City of College Station along Texas Highway 6 and south. of
the College Station Business Park being a 50.00 acre track out of
the S.W. Robertson Survey, Abstract 202, Brazos County, Texas. and
being a portion. of a 530.00 acre track. conveyed to J.A.C..
Developers, Inc. by R.F. Spearman by Deed recorded in Volume 533,
Page 782 -of the Deed Records of ..Brazos County, Texas and better
described by metes. and bounds per Exhibit 1.

The property which is the subject of :this petition is 7.50
acres out of he, said 50.00 acre track owned. by the Pebble :Creek
Development Company and better described by metes and bounds per.
Exhibit 2. Maps of the subject property-are attached'as Exhibits 3
and 4.
IV.
The. subject `track has no residential or light commercial value
as it is located immediately adjacent.. to an Union Pacific oil
producing well with associated storage tanks, flare stack, and pipe
lines. Further., the subject track is not presently served by paved
roads or utilities. The subject track. is secluded from :view and
sound by existing tree lines. The contour of the land slopes away
from areas presently under consideration for development creating
a natural depression and thereby further. removing the subject track
from view.
V.
The subject track, under. the Theory. of Best Usage, is valuable
for the purpose of development of a temporary ready mix concrete
plant. Such usage would support and foster development of streets,
homes and businesses in the Peddle Creek Development, the College
Station Business Park and other developing residential and
commercial ventures in southern College .Station.
VI.
Therefore, the Pebble Creek Development Company respectfully
requests this honorable body give notice of a hearing and

thereafter to hear arguments for and against this proposed de-
~ annexation and, grant this PETITION FOR DE-ANNEXATION of the subject
track.

in volume 1600, page 313 of the. Official Records of Brazos County, Texas, and being more
