SUBJECT: Baymont Inn & Suites; Consideration of buiding and sign aesthetics and screening
of the. Baymont Inn & Suites which will be located within the OV Overlay District on
UniversiTy Drive. {98-442)
A Project Review Committee (PRC). meeting was. held Wednesday, December 2, 1998 to discuss
the above mentioned project. Winnie Garner made a motion which was seconded by Karl
Mooney to approve the building and sign aesthetics and screening for the project as presented.
The motion was approved unanimously, (6 - 0).
APPEAL PROCESS: An applicant may appeal the decision of the PRC to the Planning and
Zoning Commission. Failure to appeal the PRC action shall constitute a contractual acceptance of
all conditions imposed, and a waiver and surrender of all complaints, defects, or potential
invalidity, whether under state or federal law. An applicant .appealing the. decision of the PRC
shall file ten copies of the final site plan as approved by the PRC, showing all changes and
requirements imposed by the PRC, and accompanied by a written explanation of those items being
appealed. 'Until said copies are on file, no further development approval shall occur, and no
further action by the Commission shall take place. An applicant may appeal only certain aspects
of "site plan review, and in the .absence of discretionary review by the Commission, or review
pursuant to a petition, all .other aspects of the site plan. shall be final. Any notice of appeal shall
state with particularity the aspects which are to be appealed.
STAFF PRC REPORT
BAYMONT INN
The Baymont Inn has an approved site planto develop on University Drive, which is in the
Overlay District.. The PRC reviews the building aesthetics, signage and screening for
developments in the OV District.. A .copy of the applicable section of the Zoning
Ordinance is attached.
The .building aesthetics are to be reviewed .using the guidelines of the ordinance.. All
necessary materials have been submitted by the applicant.
The proposed sign appears to meet.. the requirements `of the ordinance. The size, height,
and location of the sign will be reviewed with the. sign permit `request.
The PRC has the discretion to require. additional screening where. changes in elevations
exist.
