RE: Site plan for the Engineering Center in the Cornerstone Commercial I Subdivision.
Staff reviewed the above mentioned site plan for an office building to be located on lot 1, block 1
of the Cornerstone Commercial Section I Subdivision.
Please address all of the staff comments/concerns on the attached site plan and submit the
following information for further review:
Three complete sets of construction documents with the revised site, landscape and
drainage/grading plans attached.
Two copies of the drainage report.
Development permit application with the $100 application fee.
The attached redlined site plan with staff comments.
If there are comments that you are not able to address, submit a letter addressing those items to
be reviewed by staff with the next submittal of construction documents. If you have any questions

6. Streetscape compliance is required which involves special plantings along streets specified in the City's
Streetscape Plan.
Q 7. A 6" raised curb is required around all edges of all parts of all paved areas without exception. (To
include islands, planting areas, access ways, dumpstcr locations, utility pads, etc.) Curb detail to be
approved by City Engineer. No exceptions will be.made for areas designated as "reserved for futuro
parking".

V49. Sidewalks are required at time of development if property has frontage on a street shown on the
sidewalk Master Plan or if the Project Review Committee determines the necessity. (Refer to Section

115. Fire hydrants must be operable and accepted by the City and drives must have an all weather surface
before combustibles can be brought on any site.
✓L7' 16_ A twenty four foot setback from R.O.W. to curb of parking lot is required. Parking may be allowed in
this area up to a maximum of 7 contiguous spaces.
~.17_ All plans must include irrigation systerns for landscaping. Irrigation meters are separate front die regular water
