Re: Zoning violation on the property at 110 College Main in College Station
Dear Mr. Plotts,
This letter is inform you that the signage for the University Copy Center at the location
described above is not in compliance with, the Zoning Ordinance. On August 19, 1998,
the Northgate Revitalization Board Subcommittee (NRBS) met and approved two
proposed signs for this location. One of the. conditions listed for approval was that the
signage be placed on the face of the building and not on the existing awning. The NRBS
set a deadline of January 1, 1999 for compliance with this condition. This deadline has
passed and the signage is now in violation of the Zoning Ordinance.
Please bring the signage into compliance by removing it from the existing awning and
placing it on the face of the building. If the signage is not in compliance within 30 days of
the receipt of this letter this case will be turned over to the City's Code Enforcement
Department. If compliance is not gained, the City may cite you for each day that the
property is not in compliance. A Zoning Ordinance violation is considered a separate
offense for each day of violation, and each offense could cost up to $2000.00 a day, with a
minimum fine of $25.00 a day.

SUBJECT: Sign Changes - 110 College Main; proposed sign changes at the existing building
located on lot 7, block 2 of the Boyett Subdivision for the University Copy Center.

A Northgate Revitalization Board Subcommittee (NRBS) meeting was held on Wednesday,
August 19, 1998 to discuss the above mentioned sign changes. Two signs are proposed that will
attach to the existing awning. One sign is parallel to College Main and one sign is perpendicular.
City Planner Kee moved to approve the two proposed signs with the following conditions:
Perpendicular Sign:
The sign must be placed on the north side of building and not on the existing awning.
The sign must be placed between the edge of the west end of the building and the
east end of the first window.

Parallel Sign:
The sign must be placed on the building and not on the existing awning as proposed.
_ The sign must be placed below the roof parapet and above the existing awning. (The
applicant may incorporate the awning supports into the bottom of the sign.
_ The length of the sign cannot exceed the length of the store front windows.

After the NRBS meeting on Wednesday, August 19, 1998, applicant JeffPlotts contacted me and asked
if we would consider allowing the sign to be placed on the awning until the other signs along College
Main were moved back against the building. The Copasetic Cafe and Holik's buildings still have their
signs mounted on the awning which would hide his sign if placed on the building. City Planner Jane Kee
discussed this proposal with Cheryl Anz and Elton Abbott of the NRBS and agreed to allow Mr. Plotts
to place his sign on the existing awning temporarily with the following conditions:
The sign must be the same size as granted by the NRBS on August 19, 1998.
The sign must be moved back to the building as previously approved by the NRES no
later than January 1, 1999.

W Dear Natalie,
~' Let me first say that we appreciate the opportunity to re-visit the issue regarding our
°"'~ exterior sign. We feel there is certainly some compromise that will satisfy aEl parties
z concerned. As per our conversation today, t wiEl attend the meeting on Monday.
As the situation now stands, University Copy Centers (UCC) have leased a space in the
W Northgate area and is in the process of installing a copy center. Our UCC Northgate
store is slated to open on September 15L. The NRB is currently in the process of
establishing conformity for signs in the area and our initial plan of replacing the face of
the existing awning mounted sign conflicts with the NRB's plan. My understanding is the
NRB prefers that new parallel signs be mounted on the building instead of the awning.
Although we agree with the NRB's views on sign placement, the Copasetic Cafe and
Holick's signs are currently awning mounted signs that lie between the UCC space and
University Drive. The concern is that our sign, if mounted on the building, will be
somewhat obstructed by the other two awning mounted signs.
Our request is simple. We propose that the NRB allow us to initially mount our sign
(parallel sign only) on the awning so that we can proceed with our store opening_ At
such time as the NRB persuades our Northgate neighbors to conform to the new
regulations, UCC will move our sign (at our expense) accordingly. A coordinated effort
between the NRB, University Copy Centers, Copasetic, and Holick's will certainly result in
the best situation for all parties.
