Box 9960 College Station, TX 77842 Re: Site Drainage for Longmire Center Deaz Ms. Morgan: We have performed a drainage analysis of the proposed development as a .result. of our .earlier work for Longmire Self Storage; Ponderosa Place, Section Two. My understanding is that the site plan has .been submitted to the Ciry and is in the final review process. Please incorporate this document into your site plan review. The subject development consists of a-total of 2.365 acres adjacent to Longmire Drive, which is to be developed as a commercial center with stand=alone` buildings, paved pazking lots; and 6" concrete curbs. On-site runoff will flow toward the rear (western property. line), exit the subject tract through a curb' leave-out, enter a designated private drainage easement, and thence discharge into the existing retention basin which has. reserve capacity to handle the subject development. The runoff coefficient ("C factor").used to design the retention.basin was 0.95.. Approximately 18,000 sq.ft. of green azea will be incorporated into he proposed development. Applying the City's drainage design standazds, a runoff coefficient of 0.80. was calculated for the developed site. Therefore, the. original design anticipated peak flows approximately 15 percent higher than the proposed uevelopir~ent would geaerate. The original drainage study for Longmire Self Storage determined that-the 100 year undetained runoff generated on this tract was equivalent to: 65.95 cfs/5.554 .acres = 11.87 cfs/acre. Drainage within the subject tract will. be as follows. There will be no storm sewers and all runoff will be managed by surface contours." Approximately 40 percent of the runoff will be handled in the parking lot running in a northerly direction pazallel to. Longmire, then turn at the north driveway. and flow. toward. the reaz of the property. The remaining 60 percent. will be directed along he .parking lot in a westerly direction to the rear of the .property, then turning north along the rear-parking lot to join the runoff from the other portion`of the tract before discharging into the private drainage easement. - d Drainage Report Page 2 Lon ire Center Se tember 1, 1998 .. 'e Steven E. Esmond; P:E: The hydraulic. configuration of the parking lot will consist of 6" curbs and a swale in the center and minimum depth of 0.25' . At .slopes of 0.6 % to 1.0 %, the 100 year runoff should be confined within the subject tract until it is' diverted to the private drainage easement. As runoff approaches the curb leave-out, the runoff velocity will increase to 7-8 fps. The height of the curb around the dumpster and in the vicinity of the curb .leave-out will have to be increased to .approximately one foot to prevent water from overrunning the curb onto adjacent property toward Lodgepole. The curb. leave-out should be sculptured o form a flume approximately 9 feet wide, or a curb stop can be installed cross-flow if the surrounding curb height is increased by 0.5 foot. The 40 foot wide private drainage easemenf shown on the site plan will direct- iunoff from the curb~~- leave-out to the retention basin. .This private easement is assumed to remain an earthen channel with a slope of approximately 0.8 percent. Based upon this assumption, the channel should be deepened o provide at least 1 foot of freeboard all the way from the edge. of the subject property to the entrance to the retention basin.
