RE: Shiver's Sno-Kones at 3300 Texas Avenue South.
Staff reviewed the above mentioned site plan for a new snow cone stand to be located within the
Texaco service station at Texas Avenue and Deacon. The following is a list of items that must be
reflected on the site plan:
Note the distance between the proposed snow cone stand and the property line
® to the south. (This distance mustbe a minimum of 7.5'.)
Will water and sanitary sewer service be needed? If so, show how and were
they will be extended to the proposed stand. (Also provide maximum water
demands in gallons per minute so that staff may size the water meter correctly.)
® Show the required landscaping. (Since this is a small structure, you are only
required to meet the minimum landscape guidelines established for the
Northgate zoning district -see attached. If the proposed bench is decorative, it
may count toward your. landscaping requirement.) .Coordinate landscaping
details. with Senior Planner Sabine McCully at (409) 764-3570.
Once you have revised the site plan, please submit the following information for a building permit:
Five .copies of the revised site & landscaping plan.
_ An approval letter from the Brazos County Health Department.
Please submit the above information with a copy of this letter for staff review prior to issuance of
a building permit and approval to move the stand on the site as proposed. (The building permit
fee in the amount of $40 plus the contractor's registration fee in the. amount of $54 will also. be
required prior to issuance of the building permit.) If you have any questions or need additional

LANDSCAPE GUIDELINES.
FOR THE NORTHGATE ZONING DISTRICT
Passed 6/29/88
In an effort to promote an attractive and functional urban setting in
the North ate District, the following ideas are. incorporated into the
landscape~treetscape requirements for this area.
1) In areas where buildinggs .and sidewalks exist, maintain a minimum
pedestrian walkway of 60" (5 feet). This is the minimum space
required by A.N.S.I. standards for the. side by side passage of two
wheelchairs. This walkway space may either be on the building side
or the curb side of the sidewalk. .Many existing building sites in
Northgate lack. enough sppace to include any landscape/streetscape
additions. These sites shall be considered exempt from external
requirements.
2) .The landscape/streetscape improvements should encompass at
least 1/3 of the width of the .building frontage.. Doorway widths shall
be excluded from frontage calculations. Live plant material must be
included where feasible m each proposal. The developer/business
person should contribute visually to the neighborhood in a positive
manner.
3J Elements of an attractive streetscape might include raised planter
boxes, at-grade planting beds, indoor window plantings where
sidewalks are too narrow for outside plantings, seating benches, light
features, trash receptacles, and decorative railings, banners, etc.
4) Items used in the streetscape must be durable to weather. and
humans in order to maintain a good appearance over .time. When
considering plant materials, one must look at the ability to withstand
and thrive m .restricted settings and harsher-than-average growing
conditions. Initial planting size and mature height/spread are
important issues.
5) These. guidelines have been developed in co-operation with the
Northgate Association.
