Brown As has been recently discussed by the Commission; the Zoning Ordinance does not specify off-street parking. requirements for certain industrial uses. Therefore, the Planning and Zoning Commission has the authority to set a requirement for the laboratory portion of the i addition to the site (the Zoning Ordinance provides .parking requirements .for the ~ remainder of the existing and proposed uses). The applicant has offered information, contained in the attached letter, in support of the proposed number of spaces. He is requesting that a parking requirement of 2 spaces be required for the. laboratory, in which 4 technicians will be working. As a guideline, the ~~ Commission has discussed: setting a requirement of 1 space for every laboratory employee, which would result. in a requirement of 4 spaces for the. laboratory addition rather than the requested 2 spaces. .However, it is unclear at this point whether the 4 technicians will work alternating shifts.. If only two laboratory technicians will work together on a shift,. ~ then the re nested 2 s ace addition to cover the laboratory portion of the addition will be q P in line with the Commission's. guideline. The proposed dry lab building will have 7 points of water use (faucets and toilets). At a use rate of 6 gpm per faucet this equals 96 gpm (6 gpm X 16 faucets) potential maximum water use. This demand can be met by a 11/2 inch water meter. It was my understanding that at the time College Station took over the water service from Wellborn Water System, that a 11/2 inch water meter was to be installed. I paid the fees, but I have since learned that only a 1 inch water meter was installed.
